Head of Real Estate India and APAC (VP Level) Job Summary:
We are seeking a dynamic hands-on Head of Real Estate for India and APAC with the ability to lead, partner and solve issues to deliver high-quality and efficient customer service in a fast-paced, diverse and growing environment.

This position is primarily responsible for providing leadership and direction to the Facilities Management Team across the India and APAC region who execute critical day-to-day operations of all of Cognizant\xe2\x80\x99s Offices and Delivery Centers. The Director will manage approximately 5 - 8 direct reports to ensure RE responsibilities are managed, such as operations of facility repairs, improvement projects, manage budget expenditures, establish performance goals and objectives, and to measure outcomes ensuring operations run smoothly and efficiently. There will be collaboration with other Regional and Global counterparts.

The successful candidate must have strategic agility and good decision-making skills. They should also possess the ability to build and lead teams (local and virtual) and to work well in a collaborative, team-oriented environment. The role requires keen planning skills along with the ability to lead through influence and to be a proactive partner with a strong customer-service orientation. This leader should be strategic relative to the overall operations, but able to solve problems at a tactical and functional level. This Leader should have excellent oral and written communication skills as well as a solid work ethic and unquestioned integrity." 1. Key Responsibilities

  • Oversee planning, organizing, and managing all activities of the Global Workplace Services (GWS), Design and Projects, EHS, ESG and Resilience, RE strategy, Operations and CoE functions including proper training and growth of staff. In addition, performs personnel functions (e.g. interviewing, evaluating, supervising Senior Team members for the purpose of maintaining adequate staffing, enhancing productivity of team and achieving objectives within budget
  • Supervises 5-8 direct reports and is responsible for WPS Staff
  • Monitors flow and quality of work to assure timely completion of workload and adherence to the contractual Scope of Work, Service Level Agreements, and Key Performance Indicators are met
  • Oversee our Security Guard/Security Designee operations at each site in APAC, partnering directly with our vendor to ensure site goals are and coverage needs are met
  • Ensure RE develops, implements, or guides property maintenance programs, services, policies and/or procedures
  • Ensures adequate inventory of supplies are maintained and approved financial controls are adhered to
  • Operates department(s) within established budgetary parameters; prepares budgets and related reports as required and continuously monitors financial performance; reports variances of actual to budgeted financial performance on an ongoing basis
  • Ensure WPS order, track, and reconcile invoicing in appropriate systems
  • Identifies opportunities and cost saving potential
  • Manages, oversees and ensures compliance with State, Provincial, or local regulatory and code requirements; ensures compliance with federal and local workplace safety regulations
  • Oversees management operations, space planning, restacking, power and cooling services, equipment installations, physical security, maintenance, janitorial services, landscaping, business continuity/disaster recovery for site(s)
  • Responsible for the response for any afterhours emergencies required for the facility. Must assess emergency situations, notify via Escalation process and decide/agree and best course of action
  • Collaboration with other Corporate Real Estate verticals
  • Manage the 25,000,000 sft India real estate portfolio in line with corporate business objectives
  • Direct site selection, requests-for-proposals, and commercial negotiations for new sites
  • Lead planned site closures, consolidations and sales
  • Consult with CTS leadership and business teams on real estate requirements and real estate strategies
  • Advise on various facility solutions and financials
  • Provide support for client sales pursuits
  • Define a work environment design vision that supports the evolving future-of-work in CTS facilities; enabling teamwork and creative thinking and projecting Cognizant\xe2\x80\x99s brand image
  • Global Project management process from Initiation, planning, execution, monitor, documentation, close out and handing over to Facility Management team
  • Cognizant stake holder Management \xe2\x80\x93 Including Coordination with end users BU\xe2\x80\x99s, Strategy, IT, Corporate Security, COE- Data Analysis, COE- E&M, Facility Management team
  • Global Design development \xe2\x80\x93 Understand the way various business entities needs for office, enhance utilization of office space
  • Ensure development of play book, review and update at regular intervals
  • Global Annual Capex & OPEX planning and tracking global expenses
  • Promote ESG & Net Zero objectives of the organization
Required Capabilities/Skills /Years of Experience
  • Minimum 15+ years related experience in leading facilities management operations.
  • Minimum 5+ years of multi-country, regional FM leadership
  • Change management
  • Experience of construction methods, processes, and materials, including HVAC, Electrical, Plumbing and Maintenance
  • Experience in managing or overseeing complex projects
  • Vendor management and procurement knowledge
  • Site acquisition and build out and facility relocation experience
  • Ability to meet travel requirements
  • Must have proficiency in Microsoft Excel, Word, and Outlook. Proficiency in MS PowerPoint, and MS Project
  • BOMA or IFMA certification a plus"
