The Role

This includes continuing to improve the quality of our current products while expanding our alternative energy mosaic (EV charging. LNG, etc). As Network Project Manager, you would deliver the accelerated Mobility site acquisition programme in specified geography to create a first-class footprint and to maximize business opportunities. Moreover, you will coordinate relationships with the EPCM, FMC and cross \xe2\x80\x93 functional organisations to deliver the Mobility site acquisition and commissioning plans. What\xe2\x80\x99s the role? As Network Project Manager, you would be the key focal within the specified geography to ensure e2e delivery from site acquisition to commissioning. Further accountabilities are as follows.
  • Project management of acquisition (NTI & NTS) and disposals within mandate.
  • Acquire land and commission Low Emission Fuels and Electric Vehicle
  • Charging facilities at - On forecourts, Hubs, Destinations and OEM partners.
  • Appoint and manage brokers.
  • Manage internal stakeholders (sales, engineers, environmental, legal)
  • Report KPIs and progress of projects.
  • Ensure timely an accurate transfer of funds to and from escrow.
  • Manages lease renewals and rent reviews.
  • Challenges and controls rates budgets.
  • Manages property valuation process.
  • Identifies and negotiates new opportunities and minimizes the cost of acquiring or renewing real estate. Builds and evaluates business cases for investments.
  • Prepares investment proposals for individual site acquisitions that are consistent with the premises of the overall Project Investment mandate.
  • Works closely with the sales/operations and marketing functions.
  • Engages and manages the team of external solicitors who conduct the property due diligence process for all acquisitions and leases.
  • Manages external Property Services Providers. Ensures SGBP are maintained throughout the acquisition process.
  • Ensures project capex and revex spend is consistent with annual budget phasing.
  • To uphold Shell\xe2\x80\x99s reputation through strict adherence to SGBP.
  • Coordinate to secure permits to enable construction of Retail outlets, EV commissioning and low carbon fuel facilities commissioning.
  • E2E responsibility of property management (Rental payments, Property tax payment, Maintaining healthy relationships with existing land- owners, awareness of changes in local guidelines and rules)
  • Make representation on behalf of SIMPL to external authorities.
  • Single point focal within the respective ND team to ensure that all Record Management + Network Imperative requirements are complied with by the other NPM\xe2\x80\x99s and self.
  • Single point accountable person to ensure that all OTP\xe2\x80\x99s are run as per the new process; relevant engagements are run periodically and that the NTI tracker is being used/followed.
  • Responsibility (Informal reporting) of day to day supervision and managing delivery from NPM\xe2\x80\x99s is given to the Sr. NPM. The managerial responsibilities will be with the NDM of the region.
  • Formal reporting of admin staff
  • Upkeep and custodian of original permits and property documents
What we need from you
  • Graduate caliber individual with 5 \xe2\x80\x93 12 years\xe2\x80\x99 experience in broad spectrum of Retailing, of which 3+ years are solid experience in Real Estate or Sales &Ops in challenging environments.
  • Excellent negotiating and interpersonal skills
  • Ability to deliver through Partners.
  • Ability to manage RE asset management through various tools and software
  • Ability to manage & forecast the valuation of the RE portfolio for the assigned area
  • Highly articulate, numerate, and skilled at writing investment proposals.
  • Developed knowledge of property market.
  • Project Management capability
