DUTIES:
Feasibility analysis:
- Perform complete feasibility analysis of real estate projects including FSI calculations, selection of scheme(s) under DCPR 2030, etc.
- Prepare detailed business plans for shortlisted projects including detailed estimates of FSI costs, construction related costs, etc.
- Perform surveys, interviews with local brokers etc to establish sales prices in localities
Project management:
- Work with development team to provide due diligence information of project
- Prepare and track development budget related to the project
- Assist in developing and maintaining project timelines, ensuring milestones are met on time and within budget
- Assist in negotiating and drafting contract terms and scope with consultants and contractors
- Assist in management and oversight of design team, consultants, contractors, subcontractors and financing sources
- Assist in securing the appropriate approvals, certifications, permits etc. from BMC and other government agencies as and when required o Assist in completing and executing project contracts in accordance with company requirements
- Assist in the development of sales and marketing campaigns
- Assist with monthly construction progress reporting including but not limited to schedules, applications for payment, etc.
REQUIREMENTS :
- Experience in reading and understanding construction related documentation
- In depth knowledge and understanding of the Bombay Development Plan (DCPR 2030)
