Comp.

Key Responsibilities:

New office setup/Relocation of existing offices:(Weightage 20%)

  • Identification of New property basis process defined.
  • Timely setup and ensure adherence as per business plan
  • Ensure smooth relocations of branches with minimal business impact.
Lease & Occupancy Management:(Weightage 20%)
  • Monthly validation of rentals and timely closure of commercial (at least 2 months before renewal)
  • Ensure lease sign-off, registration and timely response of all LL queries
  • Quarterly mapping and updating occupancy
  • Timely allocation of space to other channels
Facility hygiene and upkeep:(Weightage 20%)
  • Yearly audit all the office facilities, at least once a year
  • Proactive monitoring / audit and timely resolution
  • Publish MOM and audit report till closure
Implementation of EHS: (Weightage 20%)
  • Ensure awareness program designed are implemented at ground level
  • Conduct fire drill at facilities in collaboration with HO EHS, trainers and local management
Facility Relationship Management: (Weightage 20%)
  • Be the face of Facilities in Field with one on one meetings calendarized with all RMs and ZVP
  • Be solely responsible for Field VOC program
Measure of Success :

New office setup / relocation of existing offices
  • Ensure property identification, basis process and budget defined (within 30 days of approval)
  • Closure of lease terms and sign-off within 15 days from LDD
  • Achieve cost save target as per project plan
Lease & Occupancy Management
  • Accurate monthly rental disbursement to landlords (100%)
  • Commercial closure before 60 days of lease expiry and lease registration with 120 days of lease sign-off (
95%) * Updation of layouts at all times

Facility hygiene and upkeep
  • Audit of locations & MOM Publishing as per travel schedule / calendar.
  • Closure of items highlighted as per agreed TAT
  • Help & guidance to Local management for empaneling vendor to support recurring hygiene and upkeep issues
Implementation of EHS:
  • 100 % Implementation of all EHS initiatives at ground level
  • Fire drill in all locations at least once a year
  • Improve existing CSAT score at least by 10%
Primary Interactions: -

1) External - Vendors, landlords & property consultants Nature of interaction includes- Property selection and renewal negotiations, vendor & contractor interaction on contracts renewal and service level actions. Coordination with HK & security Staff.

2) Internal - Channel Heads, Finance, Procurement, Legal & compliance, ZVPs, RM\'s, ZO\'s , Office Head, Cluster Manager in Ops of all verticals

Essential qualifications and experience :
  • Post Graduate in Management - Preferred or Graduate in any Stream. Preferred technical experience.
  • Must have a minimum of 7-10 years\' experience & should have been spent in Regional / Zonal Facility/ Admin Role in a reputed company.
  • Experience of managing Similar I.e. Facility Role preferably in banking, telecom or MNC service companies.
  • Essentials: Languages -Telugu, Tamil, Malayalam, Kannada, Hindi & English.
