Commercial Process Key Responsibilities: Lessor Payout & Database Management Responsible for timely and accurate lessor payouts worth of 87 Crs while continually working process streamlining Monthly Rent payout processing & timely disbursement - Before 10th of every month Rent Payout Dashboard - Published 15th of every month Manual RFP Processing in case of renewal, addendum, Subject to proper signed documents Lessor Details updation like, Pan Card, New Bank details, GST RC, LTD, etc. Vendor Payout & Database Management Responsible for timely payments of 16000 invoices worth of 111 Crs while continually working toward improvising Vendor Payout processing as per TAT NOC arrangement from Top 10 Service providers every Quarter Vendor balance reconciliation and resolution Maintain Advance Payout Tracker & Timely Closure. Coordination with Finance team for discrepant /Hold cases Monthly payout provisioning to be managed Compliance related Payout (GST Payment, MSME Payout, TDS Certificates) Responsible for timely payments of 2200 invoices worth of 16 Crs to ensure we are compliant Open PR / PO Creation for Pan India Lessor (GST payout) Timely Lessor GST payout processing with Periodic GST Tracker Publishing Lessor GST Mismatch reconciliation and resolution NOC from Landlords (Pan India) Reconciliation of account statements (Landlord) Tracking & ensuring timely MSME Vendor Payouts Arrangement of TDS Certificate basis request received from Vendor/Lessor Monthly Rental Provision & Raising Tenant invoices (MLI real estate assets) Accountable for timely & accurate monthly provisioning Maintaining Rent Payout Tracker Discussion with Zonal Team for their input Consolidation of Tracker & share with Finance Liasion with Finance for raising invoices of tenants timely Follow up for tenant rent collection before due date. Budget Vs Actual Spend Tracking Accountable for keeping a check on budget spend and ensure no outages under any head Coordination with Finance for MIS & All expense dumps Analysis of budget Vs Actual Spend Publishing Monthly MIS to all stakeholders with Variance Report Primary Interactions: - 1) External - Vendors, landlords Nature of interaction includes- Invoice/Bill payouts related interaction with vendor & lessor 2) Internal - Finance, Procurement Measure of Success: Lessor Payout & Database Management Feedback from Zone on scale of 5 for timely lessor base rent payout, minimum 4 rating Publishing dashboards every month without any fail and taking consent from ZFM\'s 100% lessor related detail updation in the system Vendor Payout & Database Management 90% invoices received to be paid to vendors as per TAT 10% Discrepant cases Month on month of the total payout 100% settlement of advance cases with actual invoice Compliance related Payout (GST Payment, MSME Payout, TDS Certificates) 95% compliance for MSME vendor payouts 90% reco of GST mismatch cases with Zonal & Finance team 100% processing of GST invoices received, deviations gaps to be highlighted to ZFM\'s 90% creation of PO\'s within TAT Monthly Rental Provision & Raising Tenant invoices (MLI real estate assets) Submission of Monthly provision to Finance without any escalation, error tolerance @ 10% 95% accuracy in raising Tenant invoices. 90% collection of rent before due date, rigorous follow up Budget Vs Actual Spend Tracking Budget spent with no outages 95% accurate & timely MIS reporting Essential qualifications and experience: Qualification - must have B. Com, MBA from recognized institute Experience Minimum 4-5 years\' experience in Commercial or Payouts function in industries like BFSI or any other setup with multiple locations Pan India model Competence required: Result orientated, working with & through others, customer centricity, problem solving & decision making, impact & influence, planning & execution and budgeting
