Job description

Roles and Responsibilities
  • Responsible for the entire mall management, leasing & marketing, Event organization, branding & selling rental space, kiosk leasing in mall, security & housekeeping management.
  • Ensuring, that mall occupants are adhere with guide line decided by the management
  • Analyzing market scenario & preparing area statement, rent Performa, Zoning, brand zoning, positioning, category mix for mall
  • Ensure that all team members have clear understanding of their goal and their job profile.
  • Liaising with the Govt. Officials for the smooth operations and various clearances.
  • NOC of Equipment's:-Take care of NOC of DG sets, Lift, transformer and fire system etc.
  • AMC of equipments: Take care of AMC of all technical equipment's
  • Generation of CAM Bill and also calculate the Common Area Maintenance.
  • Responsible for the overall operations of site that, Maintaining site impress and expenses & cash inflow & outflow and planning for the increasing Mall revenue with minimizing of expenses ratio.
  • Responsible for the tracking / renewal of required licenses required for the mall operations
  • Budget of facility expenses, budget vs. actual analysis and establish reports to management for the same. Development of annual budget and performance against plan.
  • Ensuring and monitoring all vendor work at site level with a minimum cost spending.
  • Reviewing various Vendor payment trackers.
  • Vendor Management. Identification and evaluation of Vendors in terms of competency and capacity for supporting.
  • Ensuring and monitoring with Facility team that over the daily energy consumption, power factor and all that can impact on the total over all expenses.
  • Building Construction, repairs, maintenance and extension Management. Work measurement, Rate Negotiation, bill finalization and processing, including managing any construction activities across the circle.
  • Planning and implementing office and building control systems. Preparing work schedules, monitoring the progress, supervision of works as per right construction practice.
  • Reports: Preparing Weekly Report, Monthly report and Quarterly report.
  • Documentation: Material Consumption Tracker, Uniform Tracker, Stock Management, Employees Duty Roasters and all type of Check List.
