Job Description


Overview The Facilities and Admin Manager is responsible for facilitating efficient operations and management of day-to-day facilities functions along with strategic facilities planning for Waters Global Capability Center (GCC) in Bangalore. The manager oversees the day-to-day activities of subordinate staff within facilities & admin department at Waters GCC. Developing and maintaining relationships with senior management leaders is key to success in this role through successful strategy and proactive opportunity development. Ability to work independently for the expansion of existing or new Waters facility within India. Responsibilities Management of facilities operations for 46,000 sq. ft Global Capability Center in Bangalore. Facility includes both office and laboratory spaces. Management of all soft & hard facilities management services including but not limited to housekeeping, cafe operations, pest control, mail room, reception, building maintenance, site events and security. Management responsibilities for both internal & external staff including directing team activities, establish task priorities, scheduling and tracking work assignments and providing overall guidance. Responsible for the planning and implementation of facilities operating & capital budgets for the site. Responsible for facilities Vendor Management working with Waters procurement & finance teams (Selecting of vendor / vendor performance evaluation) Responsible for planning, budgeting, and implementation of energy efficiency projects at the site to support Waters Sustainability goals. Partner with the environmental health and safety team to ensure we are in compliance with all local site regulations and that we are providing a safe and healthy work environment for all occupants within our facilities. Interfaces with landlord to ensure adherence to lease operating perimeters. Manage facilities renovations and capital improvements at the site in compliance within the company standards. Liaise with Management teams for the Business Continuity Management Liaise with the HR team for the planning of physical relocation of people from Infosys temporary facility to the Waters Permanent facility. Liaise with Infosys Facilities teams for Transport/Travel - Employee daily transport and travel management till GCC team operates in Infosys temporary facility. Should liaise with waters travel desk - Employee daily transport and travel management when GCC team moves to Waters Permanent facility. Manage various teams/vendors and be responsible for: Electrical- HVAC, UPS, DG etc. Water management- WTP, STP, Rainwater harvesting etc. Civil- Repair and maintenance of the office Leasing and statutory compliances, certifications Event management and employee relations Food and beverages- Handling food courts, Client catering etc. Supervisory Responsibility 1 direct report and various outsourced service providers resources. Qualifications Required Education Bachelor\'s or master\'s Degree in a Business Administration or related field is preferred. Required Experience At least five years of managerial experience Total 10+ years of experience in the facility management area. Proven experience as facilities manager or relevant position Well-versed in technical/engineering operations and facilities management best practices Ability to resolve and/or escalate issues in a professional and timely manner. Proven ability to prioritize tasks and to initiate follow-through with meticulous attention to detail and high level of accuracy. Ability to work with international teams, in different time zones. Excellent verbal and written communication skills Excellent organizational and leadership skills Good analytical/critical thinking Excellent communication and collaboration skills. Excellent interpersonal skills.
