Job Description


To work with one of the largest Multinational firms. To lead projects vertical for Retails Interiors Planning: 1. Partners with the Development Lead to utilize PMO tools to strategically focus and prioritize actions to maximize market potential 2. Create, manage, and execute the development plan to meet portfolio returns with the Development Team. 3. Aligns Department goals with corporate strategies. Key functional responsibilities: Site Development: a. Evaluates low-cost-best-value for all building, site and construction costs. b. Along with Real Estate Manager, implements the P.M.O. process within development, and contributes to the Vision Plan for the Region. c. Creates and manages departmental budget. conducting Project Reviews, monitoring and tracking project objectives using KPIs and fact sheets. d. Define Project Tasks and resource requirement e. Partner with Real Estate team to prioritize development opportunities to ensure best use of capital (e.g., timing, funding and returns) within the region. f. Monitors and controls the construction process by coordinating the efforts of others (e.g., contractors, attorneys, consultants, government agencies). g. Assess the construction contracts packages and present it to management for approval. h. Ensures projects are closed out appropriately (e.g., punch-list, contractor documentation, collection of O/O extra checks, collection of third part receivables, invoicing, adherence to construction-related accounting principles). 5. Ensure quality control standards for construction (e.g., cost, timing, site building design layout, specifications). 6. Ensure process and compliance of systems in the construction team 7. Assesses and evaluates work done by the project execution tem in the respective region. 8. Develops and utilizes a network of contractors and other outside consultants. 9. Reinforces and supports the reinvestment /reimaging standards to O/Os and Operations throughout the reinvestment/reimaging process. 10. Audit on Regional Construction work flows, documentation and compliance with internal audit expectation. 11. Budget Management: a. Oversees cost estimates and construction contracts and exercises cost control measures. b. Monitors and oversees payment schedule for each project. Process Improvement & Operational Efficiency: 12. Assesses the site development processes to identify improvement opportunities and to customize processes based on the needs of the development team. 13. Manage the development process to ensure all projects are compliant with minimum standards and regulatory requirements. 14. Work with Design Department to implement amendments/ improvements relating to new concept designs and/or the research/trial process. 15. Conduct quarterly reviews of regional execution team, consultants and contractors. People Management: 16. Perform the role of a people manager for the department : a. Manage and support recruitment, set KRA\'s for direct reports, monitor overall department KRA\'s, conduct performance appraisal b. Oversee team development and drive motivation levels of the team c. Monitor team welfare, facilitate complaint resolution to manage efficiency levels and drive timely delivery of all operational targets The Successful Applicant Masters/Bachelors Civil/Mechancial/Electrical. Exp: 10+ Years with 8+ years Real Estate experience in Service sector (Retail /QSR / Hospitality ) / Construction experience preferred.
