Key responsibilities:

To holder of this role is responsible for providing support to the superior in Infrastructure facilities i.e.

Identifying, new location or structure, carrying feasibility study in terms of geography, space, power

requirements, safety & security, etc and ensuring that it meets Firstsource standards. The role also

includes providing help in enhancing existing facilities.

KEY ACCOUNTABILITIES/ RESPONSIBILITIES

\xc2\xb7 Provide support in setting up Infrastructure facilities

\xc2\xb7 Support in carrying out feasibility study for new locations, from infrastructure perspective

(space,

\xc2\xb7 stability, statutory services (Power, HVAC , FAS & PHE)

\xc2\xb7 Environmental & ergonomics implementation

\xc2\xb7 Provide inputs if any to draft lease agreement (incorporate Infra related activities with time lines

etc)

\xc2\xb7 Work out PLC\'s for equipment\'s & Cost benefit analysis for CAPEX items.

\xc2\xb7 Float RFP to Architect\'s / PMC

\xc2\xb7 Review & place Orders on vendors with GCT considering time & cost as bench marks.

\xc2\xb7 Monitor & track budgets and time - lines.

\xc2\xb7 Clarify & track all design & site related issues, process vendors / consultant\'s invoices for

payments,

\xc2\xb7 work out mitigation plan for activities on critical path.

\xc2\xb7 Prepare weekly / quarterly updates.

\xc2\xb7 Prepare budgetary time lines & costs.

\xc2\xb7 Coordinate with other departments like I.T, Branding, Ops, facilities & Admin on incorporating

\xc2\xb7 comments prior to layout freeze

\xc2\xb7 Preferable to have exposure working in BPM / ITES Industry.

\xc2\xb7 Corporate Real Estate strategic planning, design & Project management.

\xc2\xb7 Fit outs & tenant Improvement project delivery, explore incentives & new product innovation

that would help organization either costs or productivity

\xc2\xb7 Ensure project management policy, standard and program is incorporated into the projects.

\xc2\xb7 Timely communication with leadership team and business units on project updates/ risks / Day

1 plan

\xc2\xb7 Budget planning, control & compliance

\xc2\xb7 Involve in the required review with business finance leaders to make sure accuracy of

department budget execution.

\xc2\xb7 Regular review with business leaders on business needs and take VOC to make business

Successful

\xc2\xb7 Regular update of local Real Estate market to leadership team

\xc2\xb7 Required financial analysis on Real estate to support business decision of expansion

\xc2\xb7 Working with Portfolio / strategic planner on comprehensive and high quality long - mid -

short real estate strategic plan for the location.

\xc2\xb7 Updating of all relevant critical documentations, approvals pertaining to every site on

FTP Infrastructure folding on a regular basis.

Basic Qualifications \xc2\xb7 2 - 3 years + years experiences in Corporate real estate and facilities environment, a significant portion of which should demonstrate success one or more of the following areas: Transaction management, Project management, corporate facility services, and/or hospitality management. \xc2\xb7 Willing to travel be a team player with group of professional 3rd party suppliers \xc2\xb7 Excellent communicator with CRM expertise Preferred Qualifications \xc2\xb7 B.Arch / Degree in Engineering / Architecture / Management with exposure in project tools i.e Auto CAD, Primavera / MPP / equivalent. \xc2\xb7 3D Max , Google open space \xc2\xb7 Working experience in industry like IT & ITES / Hospitality SPAN OF CONTROL (PEOPLE, ASSESTS etc) \xc2\xb7 Team Size: 2-3 people \xc2\xb7 During the project period the span of control is with Architects, Project Managers and Vendors. (These \xc2\xb7 could be outsourced). \xc2\xb7 Coordination with all stake holders - Transition, Tech, HR, Operations heads & Branding. DECISION MAKING / AUTHORITY: \xc2\xb7 Project plan decisions as per discussions with superior \xc2\xb7 Change or modification in design due to site condition, design constraints in consultation with superior KNOWLEDGE AND SKILLS (ESSENTIAL) \xc2\xb7 Ability to handle projects. \xc2\xb7 Understanding of Design layouts, finishes, good market knowledge on availability of materials. \xc2\xb7 Ability to deal with vendors, consultants & Architects, besides internal stakeholders \xc2\xb7 Ability to handle crisis, anticipate risks & work out mitigation plan..
