Essential Duties And Responsibilities Responsibility Area Key Activities Indicative Performance Measures Financial/ Strategy Budgeting / regional AOP Provides inputs pertaining to sales performance, manpower requirements, market competition, sales projection s as an input to AOP etc. Estimates marketing budget for the region as an input to AOP including promotions/sales manpower/ broker commissions Recommends allocations from budget Provides BD team with inputs on product pricing for new deals % Budget Variance Minimum occurrences of unbudgeted / unforeseen expenses Sales Planning and Strategy Creates and recommends a sales strategy for achievement of assigned sales targets e.g launch plan for new project Assigns sales targets to team Tracks the Sales Inventory (through Sales Force, SAP ) Interacts with customers in converting potential leads and negotiates with customers Meeting Annual Sales Targets Sales Inventory Operational Market Research Identifies external agency to conduct market research for a prospective deal to assess market potential Reviews survey methodology Coordinates with external MR agency to conduct : macro level market research, SWOT analysis, prevailing prices, competition projects micro level research covering consumer study, consumer profiling , focus group discussions Interprets survey results to scope the project Timeliness Depth of insights Product Development Make recommendations on product design and product mix (number of bedrooms, balcony, facilities requirements etc) at design stage Timeliness/ quality of inputs Channel Partner Network set up and management Meets channel partners Screens potential channel partner according to company criteria Communicates company terms and conditions Monitors channel partners for lead generation and conversion Supports Channel Partners for post sales customer service Channel Partner performance Lead Generation Plans with team members to generate and manage leads Ensure updation of leads database Explores new opportunities in corporate sales in the region Makes sales pitch to corporate and institutional bodies in the region No. of leads generated Sales Administration Ensures management of all aspects of after-sales relationship with customers Booking of sales into SAP Documentation of sale Billing as per completed milestone Collection Sales Accounting Updating data into SAP Ensures sales data is maintained in system Reviews periodic MIS reports prepared by team Compliance to documentation requirements Coordination with JV Partner Establishes relationship with JV partner post Development Agreement Stage Communicates sales and marketing strategies/ unit price/ pricing model etc.to JV partner Process Process Adherence Complies with company defined guidelines and processes Adheres to project timelines % Process compliance Process Improvement Identifies processes/procedures in own work area that need improvement Recommends process improvement ideas to streamline efficiency/costs/productivity Undertakes process improvement activities in own work area Initiatives taken Impact of process improvement ideas People Performance Management Defines and sets work objectives for team members Balances work allocation in team Reviews tasks completed by team members and conduct regular performance reviews Completes performance appraisals of team Attrition% Working Relationships (Internal And External) Internal Interfaces Purpose of Interaction Business Development Provides feasibility study and market research inputs Design For determining product mix , obtain concept drawings Projects For project progress and updates Finance For customer payments, bills Contracts For purchase/procurement and exhibition or advertisement related negotiation External Interfaces Purpose of Interaction Customer For sales Vendors For generating brochures , hoardings, printing Position Specifications (Know-How, Skills And Knowledge For This Position) Minimum Education Qualification & Experience Applicants should be MBA in Marketing & Sales, 1 0-12 years relevant experience in sales in real estate/ construction industry.
