Your Roles & Responsibilities

Project Massing

• Understand the feasibility of the project in terms of yield and built up efficiencies, saleable area during TDD stage.
• Prepare a rough estimate for the project with Ratios of roads, plotted, Built up units, Built Amenities, open spaces, proposed specifications and provide as input for the Costing & Budgeting estimation.
• Prepare and send RFPs and seek alignment from the Regional and Zonal offices for the same

Consultant Recommendations and Vendor Management

• Determine competent Master planners, architects and consultants for awarding various design related work and prepare recommendations for the Senior Leadership and Regional heads post initial negotiation rounds
• Ensure timely pay-outs to the vendors and consultants by coordinating with accounts team

Project Designing

• Collaborate with product team to understand the USP, product mix and pricing of the project
• Participate in the competition study for benchmarking salability attributes and their interpretation in masterplan USP.
• Extensively coordinate with Urban planners/ architects appointed for the project for design briefs at various stages of the project(concept, detailed, GFA and GFCs) and ensure timely design briefs within the established milestones
• Liaise and closely work with Landscape ,infra , MEP and structure design teams to ensure alignment among all elements, and integration of the same in the Masterplan.
• Provide inputs on vetting for various design briefs and suggest improvements in tandem with the company expectations and envisaged product brief

Project Launch Readiness

• Collaborate to Create renders, cut sheets, models in close coordination with Sales team to prepare for the site launch
• Collaborate with the Sales and Marketing team to analyze their inputs from a customer point of view and accordingly incorporate those in the design at various stages at concept and post launch.
• Ideate and design the requisite prototype & marketing office on site. Coordinate with vendors to procure the specifics required for the same.

Project Execution

• Coordinates with projects team during execution of the design.
• Monitors work in progress to ensure that construction is in accordance with the design
• Resolve Request for Information queries received from the Operations team

Position Requirements

Qualification: Graduate in Architecture. PG in urban planning is welcome but not necessary.

Experience: Atleast 8+ years of relevant work experience of working with a leading real estate developer on large township, villa development projects.

Critical Skills:

• Thorough knowledge of UDCPR and other relevant development norms, Fire requirements etc.
• Ability to prepare master plans with vision for the project shared by the management and Product brief shared by Product/Sales teams, and prepare detailed analysis of various areas, exclusions, buffer areas etc.
• Ability to work out design efficiencies and improvise the same through various design interventions such as having saleable area on both side of the road, efficient use of AOS and OS.
• Ability to drive consultants by giving them right inputs from time to time and get work done from them within agreed timelines.
• Ability to co-ordinate with MEP, Structural, Traffic, infra etc. consultants from time to time through proper give and take of information. Moderate design elements to stay within budget discipline.
• Strong command on AutoCAD, MS Office, MS Power Point, Adobe InDesign, Sketch Up etc.
• Abilities to prepare, review and correct coordinated drawings in co-ordination with all required consultants' drawings, design elements and reports etc. with clash detections.
• Abilities to drive landscape consultant, brain storm with them to come with innovative design ideas for landscaping, hardscaping, plantations etc.
• Strong Interpersonal & integrative skills.
• Abilities to carry out design quantifications, measurements etc. and review work done by quantity estimators from time to time.
• Monitor works of various contractors and vendors from time to time and provide inputs to them.
• Abilities to study, review and analyze various materials being used for various design elements in the overall layout and give inputs to relevant consultants to optimize overall cost and create an impactful design.
• Proven experience of working on design (exterior + interior) club house, amenities, restaurants etc.
• Abilities of designing world class villas with various design elements as per market trends, customer's choices with pool etc.
• Proven experience of working with interior designers.

• Has a passion for driving Masterplans with a vision for aligning Market requirement with business expectations.
• Design Coordination : Has a good understanding of design principles and is able to highlight design deficiencies in a timely manner and ensure that the design is in accordance with the brief and norms
• Landscape Expertise : - Has an understanding of landscaping and is able to evaluate trade offs and take holistic decisions on hardscape and softscape
• Compliance : Has knowledge of statutory compliances and approvals related to construction
• Design Process Management
• Knowledge of the latest trends and techniques in Architectural
• Understanding of legal documents such as agreements and contracts
• Working knowledge of design software

Preferred skills:

• Prior experience in Real Estate
• Prior experience in Plotted developments/ Villa developments, township level infrastructure & landscape development & Clubhouses.

Reporting Structure

• The role reports to Project Director and has a matrix reporting to Head of Design at the zone
