MAINTENANCE ENGINEER

Qualifications & Skills

? Education: Diploma or Degree in Civil / Mechanical / Electrical Engineering, or

related field (or equivalent hands-on experience in building/project maintenance).

? 6-8 years of experience in residential building maintenance, plotted developments /

housing projects / estate maintenance / facility management. Preferably with

exposure to housing societies / real-estate maintenance operations.

? Strong technical knowledge of building systems: plumbing, drainage, water supply,

pumps/motors, electrical wiring, drainage / sewerage, common-area utilities.

? Good troubleshooting, diagnostic and repair skills -- ability to handle or coordinate

diverse maintenance tasks (civil, mechanical, electrical).

? Planning and project-management skills -- ability to schedule preventive

maintenance, manage maintenance budgets, plan resources/materials, supervise

tasks.

? Ability to coordinate with contractors/vendors, manage external service providers,

and oversee quality of outsourced maintenance work.

? Record-keeping and documentation skills -- to maintain maintenance logs, track

inventory/material consumption, manage complaint history and maintenance

schedules.

? Strong communication and interpersonal skills -- to interact with residents/owners,

coordinate with vendors, prepare maintenance reports.

? Safety awareness and a sense of responsibility -- ensuring compliance with safety

norms, building codes, timely resolution of hazards, protecting resident/owner safety

and property.

? Flexibility and responsiveness -- readiness to handle emergency maintenance calls

or unscheduled breakdowns, and ability to prioritize tasks appropriately.
