What this job involves

The position will be part of the team that manages the real estate portfolio of leading clients in India. The resource will engage with all stakeholders (internal and external) to risk manage, drive strategies and transactions (existing and future) of the client for the region assigned. As a fully dedicated position, it will aim to not just bring efficiencies in the life cycle of transactions (including strategy), but also provide effective planning and control for all aspects of portfolio optimization and support the client in resolution of any potential conflicts with landlords with support from the larger JLL team. In effect, the job of the resource will focus on developing and implementing strategies for the client's real estate footprint (existing/future) while being responsible for delivering seamless transactions, with the right quality, timeliness and risk-mitigation.

Teamwork

The role will require a large amount of coordination with the different teams within JLL as well as working with the different teams of the client to coordinate and deliver together. It will also at times, require to leading and leveraging JLL India's 3X platforms to deliver client's requirements with the other members of the larger JLL platform that services the client.

Role:

You will also focus on related goals aimed at improving the overall approach in reporting, processes and analysis, by conceptualizing best-in-class frameworks and analytics for the client. This will include, though not limited to, the following:

  • Understand Client's space demands and real estate market trends, and provide thought leadership in strategy sessions with Corporate Real Estate to drive the best solutions considering all relevant occupancy scenarios
  • Review Client's existing real estate portfolio on a geographic region-by-region basis to develop a Portfolio Plan with strategies for each geographic region in support of workplace strategy goals
  • Prepare integrated portfolio strategies that look holistically at business unit plans to identify and leverage opportunities between like requirements and functions
  • Organize, evaluate and provide meaningful information for the purposes of identifying savings, value-added or revenue opportunities and/or potential associated risks for Client
  • Prepare comprehensive business cases that will be utilized to obtain consensus and approval from Business Units and Executive Management
  • Being accountable and responsible for the development of, and securing approval for, all types of large and small portfolio strategies, and taking accountability as a central focal point for subsequent execution of approved plans
  • Lead and support transactions from the client's side
  • Continuously manage the client's real estate portfolio in terms of estate management, stakeholder management with landlords, etc.
  • Periodically update the client on the real estate market (e.g. supply-demand) changes impacting client's portfolio
  • Use knowledge of Location Strategy initiatives to provide oversight and guidance to service delivery teams
  • Highlight real estate benchmarking data/analysis that could impact the risk profile of the client.
  • TM wide research and analytics - Facilitate access to regional service delivery teams to obtain market analytics, market data and intelligence required from time to time
  • Client and Competitor Intelligence
Periodically as part of the reporting carried out for the client, you will be expected to leverage off the JLL system to educate the client on the latest information regarding the client's competitors as well as the new and recent trends in the real estate industry

Being Analytical

Along with the transactions, the role will have the responsibility for providing strategy / advisory driven support to the client as well. This will include, though not limited to, the following:

Proactively engage with various client teams for risk mitigation & resolution of operational & strategic issues.

Master coordinate the strategy preparation and strategy implementation as a central focal point, with various internal and external stakeholders

Analyze and implement the use of technology and automation for portfolio performance.

Meticulous & having an eye for detail

You must pay attention to detail and have excellent problem solving skills. We are the delivery arm for the client, and they depend on us ensuring we are infallible.

Qualifications

You are required to have a post graduate degree with at least 12 - 14 years of work experience While real estate transaction exposure is preferred, it is the ability and experience in establishing deep client connect / relationship management and proven ability to deliver regular out-of-the box solutions is an essential skill requirement for this role.

An eye for detail, an innately helpful nature and emotional intelligence to personality-manage clients in different cultures and geographies will be a differentiator for this role. Strong MS Excel, PowerPoint & Word skills with grip on financial variables for developing a business/Stage paper, and an ability to appropriately articulate messaging along with conflict resolution with multiple real estate stakeholders, are necessary capability requirements. The role is based out of the client's office in Pune, and the resource will have to visit JLL office in Pune to be able to create strong engagement with the wider JLL platforms.
