Summary
Manages the daily activities relating to building and equipment maintenance for multiple office locations. Oversees building services and for various locations and subsidiaries. Coordinates alterations to and construction projects on the building. Recommends policy and procedural changes related to building maintenance. The Facilities Management function specializes in performing engineering maintenance work and repairs.
Uses specific knowledge of a discipline to achieve goals through own work. Has specific knowledge or expertise typically gained through formal education or equivalent experience. Uses expertise to provide guidance to others as a project manager or consultant. Requires working knowledge and experience in own job discipline. Continues to build knowledge of the company, processes and clients. Performs a range of assignments related to job discipline. Uses prescribed guidelines or policies in analyzing situations. Receives a moderate level of guidance and direction

Major Duties
1. Manages all buildings and equipment's maintenance issues with the needs of partners
2. Ensure building is kept with neat & clean with all infrastructure functional
3. Make sure builder equipment's are maintained and functional to run our business as BAU
4. Ensure smooth coordination with builder to make sure all their deliverables are met with-out any delay/ hindrance
5. Ensure all external services through contractors/ service providers are provided with agreements and continuous services are extended
6. Ensure all risks are identified well in advance & plan & execute well within the timelines & the business as BAU
7. Coordinates alterations to and construction projects on the buildings based on the business requirements
8. Prepares and presents reports to management regarding the building services function.
9. Ensure all relevant help desk tickets are closed as per the timelines
10. Work towards to reduce number of help desk tickets, Analyze the repeated tickets and find permanent solutions
11. Ensure the EOL replacement are well planned in the budget and executed well within the time frame
12. Recommends policy and procedural changes related to building maintenance.
13. Interacts with all levels throughout the bank and outside contractors for building services and for various locations and subsidiaries.
14. Coordinates installation, maintenance, and renewal agreements with various vendors handling critical equipment's & service.
15. Ensure Indoor air quality is maintained as per ASHARE/ ISHRAE Standards/ Guidelines
16. Implementation of energy saving initiatives/ Sustainability projects
17. Initiates corrective action are planned and implemented to avoid repeated incidents of heating, air conditioning, lighting, and structural problems.
18. Coordinates the continuous functioning of the security alarm system, troubleshooting problems, conducting monthly tests, utilizing the system vendor as needed, and keeping an updated security program
19. Coordinates the disaster recovery planning and implementation processes for the facilities managed.
20. Solves problems in straight forward situations
21. Analyzes possible solutions using technical experience and judgment and precedents
22. Impacts quality of own work and the work of others on the team
23. Works within NOS guidelines and policies
24. Ensure all planned projects are executed with in the budget & the agreed timelines
25. Preparation of Budget for Heat & Power, Capex & Opex for upcoming year
26.Annual shut down maintenance: All buildings shall be planned for Annual shut down maintenance with the coordination of NOS IT & builder and execute by keeping critical loads in working condition as per NOS IT requirement

Knowledge/Skills
1. Knowledge of building operations and facilities management usually acquired through formal education and experience are required to oversee the function and coordinate projects.
2. Leadership and organizational skills are required to determine resources needed.
3. Decision making skills are necessary to maintain relationships with the various vendors with excellent vendor management.
4. Requires expanded conceptual knowledge in own job discipline Understands key business drivers uses this understanding to accomplish own work
5. Explains complex information to others in straightforward situations

Qualification
1. Engineering graduates in Electrical engineering/ Electrical & electronics engineering/ mechanical engineering
With 6 to 8 years of experience in facility management & building operations
Diploma in Electrical engineering with 10 to 12 years of experience in similar field

Experience Required
1. 8 to 12 years facilities management engineering operations, building operations experience. MEP Projects planning & execution
2. Provides informal guidance to new team members
