Position Overview Role Description: Manage all properties (leased or owned) of Deutsche India group in the North and East of India along with formulating and managing the budget for the same. Manage a large team of GRE (Global Real Estate) staff and also vendor partner staff. To provide oversight over all GRE activities for the region. management of leased/owned premises, GRE operations including people engagement, finance and risks/controls and Employee Experience and Workplace Technology (Digital workplace Solutions) Responsible for formation of strategy and management of all premises (Leased or Owned) within the operational budgets of GRE. Focus on initiatives. Manage and maintain GRE\'s yearly occupancy budgets, achieve the year-on-year savings targets, spearhead initiatives and projects that improves and manages optimum our premises to pre-decided DB standards. Connect and collaborate with senior management to strategize, agree and deliver Real Estate strategies aligned to business drivers and needs. Manage and maintain Audit, Risk and Controls for the group. Manage preparedness of Workplace from a health and Safety perspective. Transport operations at Jaipur and NCR region. Oversee the India Electrical Engineering function from an administrative perspective. Specific activities Managerial Manage GRE staff (DB and Contingent workers ) locally and for multiple sites. Hire, train and manage staff as needed. Provide direction and guidance in promoting career development and growth to direct reports. Maximize resource utilization and delegation of tasks to GRE support staff. Prepare and conduct performance appraisals annually if applicable. Finance Creating FY Budgets annually based on past year records and future anticipated costs. Tracking of approved budgets and reporting of same to Country SDM of GRE, making sure to stay within established annual budget. Manage the run rates within approved budget by running Purchase Report. Benchmark specific spending categories against different locations to identify cost savings/avoidance opportunities. Making sure to identify capital requirements during the budgeting planning process. Administer invoice disbursements, follow up & resolve unpaid/rejected invoices. Seek to reduce overall office expenditures and minimize real estate expenses. Facility Management: Ensure that Facilities Space Guidelines are adhered to. Provide a quality work environment that enhances employee productivity. Oversee GRE Asset Tracking. Liaise with GRE Business partners and Business units (as the case may require) to gather space requirements updates and seating plans Create and manage the annual Baseline budgets, DB Plan budget and also the Facility Capital Plan for the next year. Candidate is responsible for and required to manage day to day operations and identify gaps in service delivery Good understanding of the service partner contract and its implications on the location specific service delivery Financial review and governance of the monthly invoice submissions in alignment with the contractual terms Ensure no impact to service delivery by the service partner and provide required support with quick decision making Transport: Candidate to have reasonable amount of experience in management and exposure of transport operations through 3rd party vendors or direct management. Should be very well versed with local market dynamics and should be able to quickly adapt to local conditions Quick decision-making during emergencies / critical situations in alignment with DB policies and guidelines Sound understanding of governance requirements for management of the service Manage and oversee the governance around the Purchase to Pay system of DB for Assets and Services purchased by DB. Conduct New Joiner induction on behalf of GRE for the new joiners in DB group. Business Continuity Mgmt . Support all BCM activities of DB from a GRE perspective. Electrical Engineering: Oversee the administrative elements of Electrical engineering for all DB locations in India Sound knowledge of electrical engineering systems Sound Understanding of electrical engineering equipment. Manage a vendor partner team engaged by DB in managing the Electrical engineering infrastructure at Deutsche Bank locations. Ensure sound governance as per DB requirements on all Decision making, record keeping, Reporting and decision on spends. Your skills and experience Educational qualifications expected: Graduation in the electrical or Electronics engineering stream. Experience: Around 10 years or more in the FM industry. Experience needs to cover the workstreams of Facility mgmt., Transport and Electrical engineering.
