Europe Real Estate (RE)

The Europe RE platform under the Global Alternatives group invests in key Commercial Real estate assets across the globe with key focus on the Office, Retail, Logistics and Residential sectors.

Europe RE, India Asset Management Team

The team in Bangalore closely works with the Asset Management and Acquisition team based in Europe to support the stakeholders with Property valuations, underwriting cash flows and Portfolio reporting of the Real Estate Funds. It also partners with various other stakeholders (like the Property managers, Technical managers, Finance Controllers and Marketing teams) for a smooth and seamless functioning of the funds on a day to day basis.

Role Overview

We are looking for a dynamic and a mature individual (preferably MBA in Finance/Masters in Economics or related streams) with deep financial knowledge coupled with a fair understanding of the European/Global real estate market with an analytical bent of mind. The primary responsibilities would include the following:

Key Responsibilities:

• Participate in all the Asset management activities for Europe real estate fund
• Prepare and update Income analysis and Quick valuation for preliminary screening of deals and excel cash flow models for detailed underwriting
• Prepare Investment committee memos and presentations for assets considered for acquisitions
• Participate in the preparation of Asset strategic reviews for assets held
• Participate in the review and approval of annual operating, capital budgets and quarterly reforecast for real estate assets
• Prepare and update internal valuation models and memos on a quarterly basis
• Support asset managers in the preparation of the annual Business Plans and Quarterly Asset Reports for asset owned and managed.
• Update and prepare values of assets under management, valuation trend analysis, occupancy and signed leases tracking, track record update of past and present fund investments
• Preparation of various fund, investor and lender presentations.
• Understand various real estate related documentation and prepare cash flow models in excel, Argus/Argus Enterprise.
• Review external appraisals and comment on the reasonableness of the appraisal. This will include variance analysis, comparison of operating history, comparison with underwriting and current trends, compare valuation methodology and raise fair questions/comments etc.
• Work on disposal analysis and prepare investment committee memos during the sale process of an asset
• Participate actively in various technology and automation projects
• Communicate with Onshore team regularly to manage their expectations and deliverables

Essential Skills & Experience:

• MBA/Master\'s Degree in Economics/Maths with good academic background and financial concentration
• 4-7 years of post-qualification experience coming from real estate, infrastructure or consulting background
• Strong interest in real estate and high attention to detail
• Good understanding of the Real Estate valuation and Financial Modeling concepts.
• Exposure to advanced MS office applications. Good excel skills (Formulae, Pivot table, Macros)
• Adept at financial modeling in excel
• Understanding of Argus/Argus Enterprise is an added bonus but not mandatory
• Ability to interpret financial statements and reports
• Trouble shooting capabilities in Excel
• Well-developed written and quantitative analytic skills
• Analytical bent of mind with a keen eye for detail
• Problem solving skills, strong partnership skills
• Excellent written and oral communication skills
• Experience in client facing roles
• Fluency in German, French or Italian will be an added advantage
• Ability to work under high-pressure situations
