Assistant Manager Operations

Property and Asset Management

You\'ll work as a Assistant Manager Operations, reporting into the City Lead Operations.
In this varied role, your responsibilities will include but are not limited to:
Responsible for complete maintenance / operations of multiple sites 10 - 15 sites- Residential high rise building (1000 - 1500 apartments), Commercial Property ( .5 to 1 million sq.ft)
\xc3\xb0 30 direct reportees managing the properties.
\xc3\xb0 Managing complete Operations and Maintenance of installed equipments in the respective properties i.e. Diesel Generators, HVAC Systems, Elevators, Escalators, Fire Panel, CCTV, STP, WTP, etc.
\xc3\xb0 Planning preventive maintenance schedule for all installed equipments in the Properties. Preparing and implementing various system and process i. e checklist, PPM schedule, incident reporting, etc.
\xc3\xb0 Analyzing various Technical purchases at the site, Annual Maintenance Contract (AMC), major repairs, etc.
\xc3\xb0 Analyzing Management Information System (MIS), Daily Management reports, Machine status report, Financial reports before submitting it to the client.
\xc3\xb0 Providing Technical Training to all site management staff.
\xc3\xb0 Housekeeping and Security management.
\xc3\xb0 Identifying initial snag during project transition and rectification.
\xc3\xb0 Timely Monthly Billing and Receipts. Auditing Logs and Records, various technical Data, stores, daily Attendance, etc.
\xc3\xb0 Ensure Optimum utilization of Plant & Machinery to conserve electrical energy in the respective property.
\xc3\xb0 Responsible for all time workability of Fire Fighting Systems, Fire Hydrants, Fire Alarm Systems, CCTV, organizing fire drills and preparing contingency rescue plan.
\xc3\xb0 Responsible for resolving various operational issues at the site and will be single point contact for site staff and client.
\xc3\xb0 Ensure proper cash flow through timely collections.
\xc3\xb0 To attend and resolve all queries of customers and suggest solutions to their problem. CRM, client feedbacks, etc.
\xc3\xb0 Responsible for proper common area security arrangement in the respective properties.
\xc3\xb0 Responsible for maintaining the overall ambience of the properties e. general upkeep and House Keeping of common area.
\xc3\xb0 Supporting Occupants during fit out.
\xc3\xb0 Root Cause analysis for equipment breakdown to identify the actual reason so as prevent it again in future.
\xc3\xb0 Responsible for implementing Occupational Health and Safety Measures at site.
\xc3\xb0 Plan and Prepare Annual financial budget for all the properties.
Coordinating with service partners/OEM for resolving any escalation from any properties .
\xc3\xb0 Ensuring zero tolerance in building Compliances and ensure timely renewal for all properties.
\xc3\xb0 Other responsibilities include Business Development/Client Relationship Management, Site Survey, CAM Calculation, load Calculation, propose technical purchase, and prepare snag list during transition period..
Also We are looking for a dynamic transition activities. In this role, you\'ll be responsible for overseeing operational transitions in our company and ensuring that the transitions are implemented according to schedule and budget. You\'ll also update management, personnel, and clients on any prospective transition-related changes.
To ensure success as a transition, you should be able to proactively spot any transition challenges and solve them as quickly as possible. Ultimately, a top-notch transition manager should demonstrate mastery of the transition process to minimize any associated costs or risks.

What this Job Involves?

Transition Responsibilities:
Coordinating any major transitions within the company, such as Technical, technological, operational, and governance changes.
Analysing any internal requests for changes and consulting with management to deny or approve the proposed changes.
Creating transitional plans and documents to outline project/site expectations, scope, schedule, and budget requirements.
Conducting workshops to provide staff members with information on any major changes in the company, such as new financial protocols or policies.
Ensuring that transitions are planned and carried out in a timely manner and within budget and period.
Keeping all parties involved with the transition updated on its progress.
Spotting any transition-related issues and creating effective solutions to resolve them swiftly.
Providing company-wide guidance during unplanned changes, such as the passing of a senior/client.

Transition Requirements:
Bachelor\'s degree in Electrical, Mechanical, or a facility management field.
At least 3 years\' experience in transition management.
Solid knowledge of transition management software, such as Microsoft tool
Expertise in project management, as well as transition documentation, tools, and templates.
Excellent interpersonal and communication skills.
Strong analytical skills.
Good time management and organizational skills.
Excellent managerial skills.
An eye for detail
You\xe2\x80\x99ll have an eye for detail and an ability to analyse qualitative and quantitative information \xe2\x80\x93 and translate this into strategic deliverables.
Great organisational skills
