:

VP, (Sr. Property Manager- South area) Global Real Estate

The overall objective of the role is to enhance the value of the property portfolio through effective asset and property management practices and enhance employee workplace experience with hospitality delivery mindset. This position is based at Bengaluru and reporting into GRE-India Location Manager, responsible for Bengaluru and Hyderabad portfolio.

Key Work responsibilities:

  • Property Management
  • Deliver day to day operational property management requirements, enhance employee workplace experience with hospitality delivery mindset, including property and infrastructure availability in line with JPM standards, Business requirements and key performance deliverables.
  • Work closely with security, technology, Dining, Transport and other support partners for a holistic delivery of safe and healthy environment to staff and clients
  • Lead in mobilisation of property operations (plan, men & material) for the new large premises including change communication, activation of spaces, making a seamless move transition & wow experience to the employees. Plan and coordinate exits from old premises.
  • Ensure incidents are reported in line with approved protocols and processes and root cause analysis undertaken.
  • Support resiliency and Business continuity exercises and work closely with Resiliency team.
  • All Critical infrastructure, kitchen equipment and Fire life safety systems are maintained at highest standards and fire safety practices including timely checks, audits, fire drills, awareness drives etc..are planed and executed as required.
  • Proactively ensure that property is kept in best shape by continuously walking around, active review of maintenance reports, required maintenance forecast and inventory, monitoring of optimum space utilization, etc
  • Deliver firms energy management goals through renewable energy sources, Solar energy projects, LED applications, efficient Mech and Electrical systems, energy save initiatives, etc..
  • Customer Management
  • Regular engagement with key LOB managers & Local management Committee members, in the location in order to get their comments on our service delivery, communicate property management process improvement roll-outs, etc
  • Manage building roll-outs of user's experience improvement programs, notices, etc
  • Vendor Management
  • Managing service delivery partner vendor/s through: regular governance of KPIs, CPIs, tracking of cost vs MAC, monitoring of DSAT and CSAT scores, Facility Direct analysis, EHS survey, space utilization, etc..
  • Ensure strict compliance to local laws, labour compliance monitoring through monthly Audits.
  • Landlord (LL) Management
  • Work closely with LL building management to ensure landlord delivery of base building services including Critical infrastructure.
  • Understand Lessee obligations from the executed leases to ensure seamless lease administration.
  • Capital Projects Management
  • Execute Critical asset replacement projects, churn projects, and manage staff moves as a result of new or refurbishment fitout projects.
  • Work closely with D & C management and transactions teams to assist them locally on new projects.
Qualifications:
  • Engineering Graduate /Bachelor's degree or Hotel management degree.
  • Overall 15 plus years of overall experience, preferably major part of this to be from multinational financial institution/s or large corporate environment in the Property management space. In addition, hospitality work experience is preferred.

  • Creates a team atmosphere with GRE & 3rd party vendor staff that encourages discussion and creative thinking in search of better business solutions
  • Ability to think strategically and holistically about business units' unique real estate needs
  • Understanding of how to innovate in real estate service delivery to optimize & improve customer satisfaction/ end user experience.
  • Understanding of local real estate market, its best practices and the vendor marketplace
  • Acts decisively, holding others and self-accountable for tasks, actions and development needs
