Job Overview



We are seeking a motivated and detail-oriented Trainee - Sourcing to join our team. The

role involves assisting in property sourcing, market analysis, and supporting the acquisition

process. This position provides an excellent opportunity to gain hands-on experience in the

real estate sector while developing skills in research, negotiation, and client communication.

Roles & Responsibilities



₹ Conducting comprehensive market research to identify potential real estate

opportunities.

₹ Actively seeking out potential properties available for sale or lease through various

channels such as online listings, networking, cold calling, and attending property

auctions.

₹ Assessing properties to determine suitability for acquisitions or listings, considering

location, condition, market value, and appreciation potential.

₹ Collaborating with property owners, sellers, landlords, and stakeholders to negotiate

favourable terms for property acquisition or listing agreements.

₹ Conducting due diligence investigations on prospective properties, including legal,

financial, and physical inspections.

₹ Assisting in the preparation and review of legal documents, contracts, and agreements

to ensure accuracy and compliance.

₹ Interacting with clients, investors, and other parties to understand requirements,

provide property updates, and address inquiries.

₹ Building and maintaining relationships with real estate agents, brokers, developers, and

industry professionals to expand the sourcing network.

₹ Providing administrative support to senior team members including data entry, file

management, scheduling, and organizing property viewings.

₹ Participating in training programs, workshops, and industry events to enhance

knowledge of real estate practices.

₹ Analysing market data, trends, and forecasts to identify emerging opportunities and

advise on potential investment strategies.

₹ Providing feedback to management on market conditions, competitor activities, and

customer preferences.

Qualifications & Skills



- Bachelor's degree in Business, Real Estate, Economics, or a related field (preferred).

- Strong analytical and research skills.

- Excellent communication and negotiation skills.

- Proficiency in MS Office (Word, Excel, PowerPoint).

- Ability to work independently as well as part of a team.

- High attention to detail and organizational skills.

- Eagerness to learn and adapt in a dynamic environment.

Work Environment

This role offers exposure to real estate operations, market analysis, and property sourcing.

1 . Difficulty in Identifying Viable Property Opportunities

Problem: The market is saturated with numerous listings, but not all meet the company's

strategic requirements (location, budget, appreciation potential, legal clearances).

₹ The role should solve the challenge of filtering and qualifying properties that align with

the company's acquisition and development goals.

2. Limited Access to Reliable Market Intelligence

Problem: Market trends, competitor activities, and pricing shifts are often fragmented or

outdated.

₹ The role should solve this by conducting systematic market research and trend

analysis, providing timely intelligence for investment decisions.

3. Inefficient Sourcing Channels and Networks

Problem: Over-reliance on a few brokers or online listings can restrict the inflow of quality

property leads.

₹ The role should solve this by expanding and diversifying sourcing networks (agents,

developers, auctions, direct owners, etc.), ensuring a steady pipeline of opportunities.

4. Negotiation Gaps Leading to Suboptimal Deals

Problem: Without effective negotiation, the company risks acquiring properties at higher-

than-necessary costs or with unfavourable terms.

₹ The role should solve this by supporting negotiations with owners and stakeholders,

ensuring the best value acquisition.

5. Compliance and Due Diligence Risks

Problem: Overlooking legal, financial, or physical issues during property assessment can

lead to costly disputes and delays.

₹ The role should solve this by assisting in due diligence checks and ensuring all

documents/contracts are accurate, compliant, and risk-free.

In short, the sourcing team's key problem-solving mandate is to find the right property,

at the right time, at the right price, with minimal risk.

Job Type: Full-time

Pay: ₹12,000.00 - ₹15,000.00 per month
