Job Description

A Technical Property Manager for a residential building within the facility management industry acts as the primary custodian of the building's infrastructure, balancing technical functionality, safety compliance, and cost optimization. Unlike a standard property manager focused on leasing and rent, a technical property manager focuses on "hard" services--mechanical, electrical, and plumbing systems.

job responsibilities:1. Technical Operations and MEP Maintenance

Preventive Maintenance (PPM):

Develop and implement a Planned Preventive Maintenance calendar to ensure the longevity and efficiency of building systems (HVAC, electrical, plumbing, firefighting, diesel generators, elevators, and STP/WTP).

Breakdown Maintenance:

Manage, troubleshoot, and repair technical failures, ensuring minimal disruption to residents.

Site Inspections:

Conduct daily or weekly site rounds to check building structure and facility functionality.

Asset Management:

Maintain asset registers, maintenance logs, and service records.
2. Vendor and Contract Management

AMC Management:

Finalize and manage Annual Maintenance Contracts (AMCs) for specialized equipment like lifts, DG sets, and HVAC.

Vendor Supervision:

Supervise external vendors and technical staff to ensure service quality, compliance with Service Level Agreements (SLAs), and Key Performance Indicators (KPIs).

Cost Optimization:

Review vendor quotations and invoices to ensure accuracy and cost-effectiveness.
3. Safety and Regulatory Compliance

Health & Safety Adherence:

Ensure all technical systems adhere to local safety norms, fire NOC requirements, and environmental standards.

Risk Management:

Conduct safety drills, risk assessments, and maintain emergency preparedness plans.

Statutory Compliance:

Monitor and renew licenses for lifts, fire safety, and other technical requirements.
4. Financial and Administrative Management

Budgeting:

Assist in preparing and managing the annual operating budget for technical services.

Report Generation:

Prepare daily, weekly, and monthly reports on technical system performance, energy consumption, and maintenance activities for the management committee.

Resource Planning:

Plan manpower and manage shift schedules for technical technicians.
5. Resident Coordination and Quality Assurance

Complaint Resolution:

Act as the first point of escalation for technical complaints and queries from residents.

Communication:

Notify residents of scheduled maintenance, shutdowns, or service interruptions.

Service Quality:

Maintain high standards of hygiene and technical functionality in common areas and amenities.
Typical Requirements

Education:

Diploma or Degree in Electrical and Mechanical Engineering.

Experience:

8-10 years in residential property maintenance, preferably in high-rise projects.

Pay: ?58,000.00 - ?65,000.00 per month
