1) Will be responsible for managing all architectural documentation and regulatory approvals necessary for real estate development. This includes coordination with urban local bodies, development authorities, and government agencies to obtain timely project clearances. The role requires a deep understanding of architectural design, building codes, local bye-laws, zoning regulations, and approval processes. Develop ideas keeping in mind organisation's needs & building's usage.
2) Liasoning & Approvals
Knowledge of government authorities like DCPR, BMC, MHADA, SRA, UD, MOEF, AAI, MMRDA, etc.) for project sanctions.
Coordinate with Architect regarding approval for IOD (Intimation of Disapproval), CC (Commencement Certificate), OC (Occupation Certificate), MOEF Clearance, Fire NOC, Civil Aviation Clearance & others.
3) Ensure compliance with Development Control Regulations (DCR), National Building Code (NBC), and other applicable laws.
4) Work with internal design teams and external consultants to ensure architectural plans meet regulatory requirements.
5) Scrutinize and prepare drawings as per authority specifications.
6) Oversee submissions, follow-ups, and modifications for approvals.
7) Monitor changes in local regulations and advise the development team.
8) Provide strategic inputs for feasibility studies, massing, and project potential based on current zoning and development guidelines.
9) Participate in project planning meetings and provide regulatory insights.
10) Strong knowledge of DCR, UDCPR, NBC, RERA, and local building laws.
11) Excellent communication and negotiation skills for dealing with authorities.
12) Ability to handle multiple projects and meet deadlines.
13) Proficiency in AutoCAD, MS Office; knowledge of Revit is an advantage.
14) Detail-oriented with strong documentation skills.
