Perform general and preventative maintenance on HVAC systems.
Ensure that all installations are done in accordance to the set standards.
Make sure that any loose wires are connected and secured properly.
Perform checks on motors and belts and handle lubrication whenever required.
Change filters and replace any parts as they wear out.
Repair motors and checking alignment of pump and motors.
Conducting 52 week PPM as per schedule with team and updating the same to manager.
Carrying out daily checks of chillers and all equipments and updating to manager on daily basis.
Calculating chiller, pump consumptions, BTU consumption of various clients.
Documenting all records of chillers, pumps, AHU, exhausts etc.
Maintaining the ventilation of kitchen, car parking, toilet exhaust.
Preparing daily & monthly checklists. Assigning daily work to technicians.
Know the installation of BTU meter and servicing.
Preparing Chart of BTU and electric monthly consumption.
Order any supplies or equipment needed for HVAC maintenance or installation as needed.
Ensure availability proper follow up and updates of the HVAC project being conducted if any.
Respond to emergency situations in order to resolve issues on an immediate basis.
Handle maintenance of tools and equipment.
Identify any faulty or expired parts in an HVAC system and report to the manger immediately.
Update any challenges or requirements in the system to the manger on weekly basis.
Ensure BMS is functional and updated regularly.
Monitor and maintain record of BTU reading and update in the Billing format on monthly basis.
Should be able to handle all the shifts and support technicians down the line for their deliverables.
