The Sourcing Manager - Real Estate (Channel Partner) is responsible for identifying, developing, and managing a network of real estate channel partners (brokers, agents, aggregators) to support the company's growth through strategic land/property acquisition and site sourcing. This role ensures a strong pipeline of real estate opportunities by building relationships across targeted markets and ensuring high-quality deal flow aligned with business goals.
Key Responsibilities:
Develop and execute a sourcing strategy through real estate channel partners to meet the company's site acquisition targets.
Identify, onboard, and manage a network of property brokers, agents, and developers across multiple regions.
Train and brief channel partners on site selection criteria, compliance requirements, and commercial expectations.
Maintain a healthy and qualified deal pipeline through regular engagement, site visits, and partner reviews.
Evaluate proposed properties for commercial, legal, and operational feasibility in coordination with internal stakeholders (legal, design, construction, finance).
Negotiate key commercial terms with channel partners and property owners; assist in deal closure.
Ensure all sourced deals follow due diligence and internal approval processes.
Track channel partner performance and maintain data on leads, conversions, commissions, and feedback.
Provide market intelligence and competitor benchmarking to support expansion strategy.
Qualifications:
Bachelor's degree in Real Estate, Business Administration, or related field. MBA is a plus.
4-8 years of experience in real estate sourcing, channel sales, or broker management -- ideally within retail, logistics, commercial, or residential segments.
Strong network of brokers, IPCs (International Property Consultants), and local agents in relevant markets.
Demonstrated ability to source high-quality properties and negotiate favorable deals.
Excellent interpersonal, negotiation, and relationship management skills.
Working knowledge of real estate laws, RERA (India, if applicable), and due diligence procedures.
Preferred Skills:
Familiarity with CRM tools, broker portals, or real estate listing platforms.
Regional knowledge of real estate market trends and pricing.
Ability to travel extensively to manage partner networks and conduct site evaluations.
