Qualification: Graduate

Salary: 50000/- to 65000/- PM

Experience: 10 to 12 Years as Society Manager or Property Manager

Job Duties in Brief

Oversee daily operations and maintenance of the housing society. Act as a point of contact for residents, addressing their concerns and queries. Coordinate with vendors and service providers to ensure timely and quality services. Manage budgets, financial records, and ensure adherence to financial policies. Ensure compliance with housing regulations and community guidelines. Organize community events and activities to foster a harmonious living environment. Supervise staff and ensure they perform their duties efficiently. Prepare and present reports on society operations and activities Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. Establish rental rates and calculate overhead costs, taxes, depreciation, and profit. Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services. Negotiate leases, secure contracts from tenants, and collect security deposits. Collect rent, prepare an annual budget, schedule expenditures, and correct variances. Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services. Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
