Roles & Responsibilities:
Sourcing Distressed & Bank Auction Properties:
1. Identify and build a strong pipeline of distressed, repossessed, and bank auction properties across key markets.
2. Stay updated with NPA listings, bank notices, and property auctions.
Broker & Channel Partner Network Development:
1. Build and maintain strong relationships with brokers, channel partners (CPs), and financial institutions.
2. Leverage this network to get early access to off-market and undervalued opportunities.
Market Intelligence & Deal Analysis:
1. Conduct thorough market research and property analysis to evaluate acquisition viability and pricing.
2. Track competitor activity, market trends, and potential investment pockets.
Negotiation & Deal Structuring:
1. Lead negotiations with property owners, CPs, and banks to secure favorable purchase terms.
2. Ensure due diligence and legal vetting are completed before closure.
Roswalt Property Bank Creation:
1. Strategize and build a robust inventory ("Roswalt Bank") of strategically acquired properties at competitive rates.
2. Maintain detailed records and tracking systems for available and acquired properties.
Representation & Brand Building:
1. Act as the face of Roswalt in market interactions, maintaining a professional and trustworthy presence.
2. Represent the brand at industry events, property expos, and broker meets to enhance visibility.
Collaboration & Reporting:
1. Work closely with internal legal, finance, and leadership teams to evaluate and close deals.
2. Prepare regular MIS reports and pipeline updates for senior management review.
Ideal Candidate Profile:
1. Minimum 6-10 years of experience in property acquisition, real estate sales, or investment with exposure to distress/bank auction assets.
2. Strong network among bankers, CPs, legal professionals, and brokers.
3. Smart, well-presented, and with excellent interpersonal and negotiation skills.
4. Deep understanding of property valuation, documentation, and local market dynamics.
5. Self-starter with high initiative and strong commercial acumen.
