Job Summary:

We are seeking a skilled and detail-oriented

Quantity Surveyor

to manage all aspects of the

contractual and financial side of construction projects

within our real estate portfolio. The QS will ensure that construction costs are accurately estimated, controlled, and optimized from feasibility to completion.

Key Responsibilities:

Cost Planning & Estimation:

Prepare cost estimates and budgets for residential, commercial, and mixed-use projects. Analyze architectural drawings, engineering plans, and specifications for accurate take-offs.

Tendering & Procurement:

Prepare tender documentation, contracts, and bills of quantities (BOQs). Evaluate contractor bids and assist in the selection process.

Contract Management:

Monitor project costs and cash flow to ensure alignment with budgets. Administer and manage contractual correspondence with consultants, vendors, and contractors. Manage variations, claims, and disputes.

Valuation & Payment:

Conduct periodic site visits to monitor work progress and validate payment applications. Prepare interim and final payment certificates for contractors and suppliers.

Cost Control & Reporting:

Track costs and analyze variances to budgeted figures. Provide regular cost reports and advice to project stakeholders.

Risk Management:

Identify potential financial or contractual risks and provide mitigation strategies.

Key Requirements:

Education:

Bachelor's degree in Quantity Surveying, Civil Engineering, or a related field. Professional certifications (MRICS, AIQS, etc.) are a plus.

Experience:

3-7 years of relevant experience in real estate or construction projects. Prior experience with

real estate developers

,

PMC (Project Management Consultant)

firms, or

contracting companies

. Familiarity with

FIDIC

or local contract standards. Knowledge of sustainability and green building costing (LEED, IGBC, etc.) is a plus.
