Role Overview

We are seeking a meticulous Senior Quantity Surveyor to lead cost management for our diverse residential portfolio, including luxury high-rise apartments and premium villas. You will manage the full project lifecycle--from initial AutoCAD take-offs and BOQ preparation to final account settlement and contractor billing.

Key Responsibilities

Quantity Take-off:

Perform precise digital measurements from

AutoCAD

drawings for all civil, structural, and finishing works.

BOQ & Costing:

Prepare detailed

Bills of Quantities (BOQ)

, rate analyses, and preliminary cost estimates for both high-rise (bulk quantities) and villas (specialized finishes).

Billing & Certification:

Verify and certify

Running Account (RA) bills

for subcontractors and vendors based on site measurements and drawing-based validation.

Contract Management:

Draft and manage tender documents, work orders, and supply contracts; negotiate with vendors to ensure cost-efficiency.

Material Reconciliation:

Conduct periodic reconciliation of major materials (cement, steel, tiles) to monitor wastage and project health.

Variation Management:

Identify and price variations or change orders arising from design modifications.

Required Qualifications & Skills

Education:

B.Tech/B.E. in Civil Engineering or a Degree in Quantity Surveying.

Experience:

6-8 years specifically in

residential construction

(must show a mix of Apartments and Villas).

CAD Proficiency:

Advanced ability to read and extract data from architectural, structural, and MEP drawings in

AutoCAD

.

Software:

Expert-level

MS Excel

(pivots, lookups, complex formulas) and familiarity with QS software like PlanSwift or CostX is a plus.

Soft Skills:

Strong negotiation, analytical thinking, and the ability to lead a small team of junior surveyors.

Pay: ?40,000.00 - ?50,000.00 per month
