Project Planning & ManagementDevelop comprehensive project plans, schedules, and budgets
Define project scope, objectives, and deliverables
Create and maintain project documentation and reporting systems
Implement project management methodologies and best practices
Monitor project progress and performance against established KPIs
Team Leadership & CoordinationLead cross-functional project teams including architects, engineers, contractors, and subcontractors
Coordinate with internal stakeholders and external vendors
Facilitate effective communication between all project parties
Conduct regular team meetings and progress reviews
Mentor junior project managers and team members
Financial ManagementDevelop and manage project budgets ranging from $X million to $XX million
Monitor costs and implement cost control measures
Approve change orders and manage budget variations
Conduct financial reporting and variance analysis
Ensure projects maintain profitability targets
Risk & Quality ManagementIdentify, assess, and mitigate project risks
Develop risk management plans and contingency strategies
Implement quality assurance and quality control processes
Ensure compliance with building codes, safety regulations, and environmental standards
Conduct regular site inspections and quality audits
Stakeholder ManagementServe as primary point of contact for clients and senior management
Manage relationships with regulatory authorities and permitting agencies
Coordinate with property owners, tenants, and community stakeholders
Present project updates to executive leadership and board members
Handle conflict resolution and negotiate solutions
Contract & Vendor ManagementOversee contract administration and compliance
Manage contractor and subcontractor relationships
Negotiate change orders and contract modifications
Ensure adherence to contractual terms and conditions
Evaluate vendor performance and maintain preferred vendor relationships
Required QualificationsEducation & CertificationsBachelor's degree in Construction Management, Civil Engineering, Architecture, or related field
Master's degree preferred for senior positions
PMP (Project Management Professional) certification highly preferred
LEED AP certification advantageous
Relevant state licensing as required
Experience7-12+ years of construction project management experience
Experience managing projects valued at $10M+
Background in commercial real estate, office buildings, or similar CRE projects
Experience with design-build, CM at-risk, and traditional delivery methods
Technical SkillsProficiency in project management software (MS Project, Primavera P6)
Knowledge of construction technology and building systems
Understanding of BIM (Building Information Modeling)
Financial modeling and budget management capabilities
Contract law and construction legal principles
