JOB DESCRIPTION


Job Title \xe2\x80\x93 Senior Manager \xe2\x80\x93 Real Estate Operations Join Fidelity Real Estate\xe2\x80\x99s Operations team to manage facility operations for Chennai site and manage the Risk and Compliance program for Real Estate team reporting.
The Purpose of This Role
  • Ensures the FREC vision, standards and policies are implemented, managed, and adhered to.
  • Provides strategic direction to facilities management teams (direct reports and outsourced vendor teams) who oversee facilities operations of the site.
  • Participates in site level crisis including local FM, HR, Corporate Security, Business Continuity (risk/legal when required) also establishes and maintains open, positive relationships with team and customers.
  • Builds relationships with key business stakeholders by monitoring and listening to feedback, delivers bespoke reporting for business-critical elements including occupancy, new site launches and facility improvements.
  • Ensures that the buildings for which responsibility is held are presentable, clean, safe and an environment for occupants and visitors.
  • Ensures that the Facilities Management and Real Estate Services are performed and delivered in accordance with contracts, global and regional KPIs
  • Effectively manages escalations, correction of errors, demonstrating sound judgment in making required trade-offs between business opportunity vs. resources vs. sustainability.

  • Maximize the potential of the building portfolio while improving space utilization, ensuring assets are kept in good order and business needs are met.
  • Work together with the Finance Manager to prepare annual budgets, manage, and report on monthly operating expense for the region versus budget, including providing forecasts.
  • Accountability for ensuring the delivery of bar raising Facilities Management services. Provide management, direction, monitoring and evaluation of performance and delivery against the agreed KPIs.
  • Work together with the Procurement team to ensure our key suppliers remain competitive whilst providing a quality service, and new services are procured using a robust sourcing framework.
  • Comfortable with legal terms and structures for standard commercial contracts and leases.
  • Risk Assessment: Identifying and evaluating potential risks within the Real Estate organization, including operational, financial, legal, reputational, and cybersecurity risks. Conducting risk assessments to determine the likelihood and potential impact of these risks on the organization\'s objectives.
  • Compliance Monitoring: Establishing and maintaining a compliance program to ensure adherence to legal and regulatory requirements pertaining to building operations, including EH&S and Environmental norms, industry standards, and internal policies. Monitoring and assessing compliance with applicable laws and regulations and developing procedures and controls to address any compliance gaps.
  • Risk Mitigation: Developing and implementing risk mitigation strategies and controls to minimize the impact of identified risks. This may involve implementing risk transfer mechanisms, such as insurance, or developing contingency plans to address potential threats.
  • Audits and Assessments: Coordinating internal and external audits or assessments to evaluate the effectiveness of risk management and compliance programs. Collaborating with auditors or assessors to provide necessary documentation and address any deficiencies or recommendations.
  • Internal Controls: Implementing and monitoring internal control systems to identify, assess, and mitigate risks. This includes reviewing and evaluating existing controls, recommending improvements, and establishing procedures to monitor compliance with controls.
  • Develop Sustainability strategy for real estate portfolios, then implement programs to achieve savings goals and targets by specified timelines.
  • Knowledge on National Building Codes and RPWD act requirements.

  • You have demonstrated proficiency in project management, property, asset and facilities management, real estate finance/accounting and leasing, with skill in at least one area.
  • You excel at oral communication and listening skills to effectively interface with business associates, vendors, and senior management.
  • You are customer service-focused and easily forge strong relationships.
  • You are quick-thinking and remain calm during stressful or emergent situations.
    Highly competent with personal computers and productivity software, including Microsoft Outlook, Word, Excel, Power point, Project, and SharePoint
  • Comfortable with legal terms and structures for standard commercial contracts
  • Proven self-starter who sets aggressive goals and consistently gets results.
  • Demonstrated ability to think strategically and successfully execute tactically.
  • Effective resource management and program management skills

The expertise we are looking for
  • A minimum of 8-10+ years professional experience required - a significant portion of which should demonstrate success in managing a property and facilities organization of similar size and complexity and building/maintaining relationships with internal customers.
  • Demonstrated experience as a leader with 5+ years of senior management responsibilities.
  • Bachelor\xe2\x80\x99s degree in related Field.
