Senior Land & Real Estate Development Executive - AP Region

Job Role & Purpose

The Senior Land & Real Estate Development Executive will lead end-to-end land acquisition, development, legal due diligence, government liaison, and statutory approvals across Andhra Pradesh for multiple Spartek Group companies.

This is a senior, on-ground, field-intensive role requiring deep regional exposure, independent handling capability, and strong coordination with authorities and consultants.

Coverage: Across Andhra Pradesh & neighboring districts

Key Responsibilities

Land Development & Acquisition

Identify and shortlist land parcels suitable for acquisition and development

Conduct site visits, boundary checks, FMB verification, and land surveys

Coordinate feasibility assessments and development potential analysis

Legal Documentation & Due Diligence

Manage title verification, EC extraction, and land documentation

Verify Pattadar passbooks, RORs, and revenue records

Liaise with Revenue Dept., VRO, MRO, RDO, Registration Offices, CRDA / DTCP, and municipal bodies

Multi-Company Coordination

Act as single point of contact for land-related matters across group companies

Ensure documentation uniformity and compliance

Maintain approval trackers, risk logs, and management updates

Vendor & Consultant Management

Engage and manage surveyors, site engineers, advocates, and consultants

Negotiate consultancy contracts and monitor deliverables, quality, and timelines

Skills & Competencies Required

Strong knowledge of Andhra Pradesh land laws and revenue systems

Expertise in land acquisition, approvals, and compliance

Strong stakeholder and authority liaison skills

Ability to manage multiple projects across locations

High documentation discipline and reporting accuracy

Preferred Qualifications

Degree in Civil Engineering / Real Estate / Law / Business Administration or related field / Retired Banking Professionals

Prior experience in Vijayawada, Krishna, Guntur, Amaravati & surrounding districts

Experience in managing multiple projects across locations and coordinating with multi-company structures

Additional Preferred Qualifications

Strong working exposure to AP Revenue Records, Dharani / online land systems, and registration processes

Prior experience in industrial parks, large layouts, warehousing, infrastructure, or township projects

Hands-on experience dealing with CRDA, DTCP, municipal approvals, and local bodies

Ability to independently handle land negotiations, site-level issue resolution, and authority follow-ups

Familiarity with GIS maps, village maps, layout plans, and survey drawings

Good command over English & Telugu (spoken and written)

Strong ethics, discretion, and long-term orientation suitable for group-level responsibilities
