Understand the broad specifications of the proposed construction plan from HOD.Visit to the proposed construction site and Land & Geological survey through local agency against the approved PO, collect drawings and report.Identify minimum 3 Local Architects, Structural & Electrical Consultants and share the project details and obtain quotations.Visit to offices and executed project sites to assess their experience & capability and finalise with HODPrepare detailed scope of work.Release Work Orders to Architect, Structural Consultant and Electrical Consultant, along with advance through HOD.Submit the Contour Survey Drawing, Geological Report, Plot Demarcation Map along with detailed scope of work to Architect for preparing conceptual drawings.Study the conceptual drawings w.r.t. scope of work and correction of drawings by Architect.Organise joint meeting with Architect, Structural & Electrical Consultant to share the approved drawings.Prepare detailed BOQ along with Architect, submit BOQ & Drawings to the recommended Civil, PEB and Electrical Contractors and obtain their Quotations.Visit to offices and executed project sites of Civil, PEB & Electrical Contractors to understand the quality of work, experience and capability. Negotiate the rates, prepare the comparison sheet and finalise the contractors with approval from HOD.Prepare Annexures to be attached with PO raised by Purchase and hand over the PO along with Annexures and Drawings to Contractors.Appointment of local Site Engineer for following activities (on Temporary basis) :
- Day to day site supervision.
- Receipt of material as per specifications.
- Check measurement sheets.
- Submit daily progress report. Visit site to inspect onsite demarcation and foundation strata and give clearance for starting the work.Monitor the project status on day to day basis and submit weekly reports along with site photos.Check & certify Bills of all the Agencies mentioned above, approval from HOD and payment through Finance.Liason with various Government Authorities :
- PMRDA, Town Planning, MIDC, Corporation, Gram Panchayat
(if applicable) for Commencement and Completion Certificate.
- Collector Office for NA Order.
- TILR Office for Plot Survey Plan.
- State Electricity Board for power and load sanction
- Fire Dept. for Fire NOC.
- Pollution Control Board for NOC
- Water Dept. for water connection.
- Police Dept and local leaders for support, if any.Taking care of Land Parcels, Company owned and Promoter owned PropertiesVisit to site to understand the scope of work, input from HOD, Branch Head and prepare a detailed list of repair work.Negotiation with Contractors and Vendors, site supervision, etc.Identifying preventive and maintenance during Monsoon, repairs and executing the same on committed deadline.Identying the complaints of Lessee, inspecting and identifying resolution and timely execution.Obtain quotations from min 3 local contractors, negotiate and submit to HOD.Depute MRC Site Supervisor for execution of work as per PO, through Contractor on temporary basis.Visit to site, inspect the work progress, as and when required.Civil, Mechanical and Electricals work related to repairs.Monitor the work status on day to day basis and submit daily/weekly reports along with site photos to HOD.Checking and certifying bills.
