Role Overview
The Head of Real Estate Sales at Della Townships will lead, strategize, and drive sales for multiple luxury township projects across different locations. This senior role requires a strong leader with deep experience in high-end real estate, township sales management, and handling diverse sales teams. The incumbent will be responsible for revenue generation, channel partner relations, customer acquisition, and delivering exceptional luxury sales experiences aligned with Della's brand standards.
Key Responsibilities
1. Sales Strategy & Planning

  • Develop and execute robust sales strategies for all Della luxury township projects.
  • Prepare and monitor quarterly and annual sales forecasts and revenue targets.
  • Conduct market analysis on competitor offerings, pricing trends, buyer segments, and absorption rates.
2. Leadership & Team Management
  • Lead and manage sales teams deployed across various township project locations.
  • Set performance metrics, conduct periodic reviews, and ensure continuous skill development.
  • Foster a high-performance, customer-centric culture within the sales organisation.
3. Client Acquisition & Relationship Management
  • Build and nurture relationships with HNI and UHNI clients, corporate clients, and key investors.
  • Oversee premium client interactions, negotiations, and high-value deal closures.
  • Ensure all customers receive top-tier luxury service consistent with Della standards.
4. Channel Partner Ecosystem Management
  • Establish, strengthen, and manage a wide channel partner and broker network across regions.
  • Conduct CP events, training, incentive schemes, and relationship-building initiatives.
  • Ensure partners clearly communicate the brand positioning and project value propositions.
5. Launches & Marketing Coordination
  • Lead successful launches for new phases, clusters, or township expansions.
  • Work closely with marketing for campaigns, events, digital promotions, and brand visibility.
  • Approve sales collaterals, pricing sheets, layouts, and communication materials.
6. Sales Operations & Governance
  • Review daily sales funnels, site visits, lead conversions, and CRM data.
  • Ensure strict adherence to booking processes, documentation, and regulatory compliance.
  • Maintain accurate MIS reports and dashboards for management review.
7. Revenue Ownership & Commercial Decisions
  • Achieve quarterly and annual revenue targets for all township projects.
  • Strategize pricing, inventory release, payment plans, and festive or seasonal offers.
  • Approve deals, proposals, and special pricing for high-value transactions.
Job Expectations:
Key Requirements
  • Strong expertise in Mumbai and regional real estate markets.
  • Excellent negotiation, leadership, and relationship-building skills.
  • Ability to work with HNI/UHNI clients and manage channel partners effectively.
Preferred Background
  • Experience working with top developers in luxury or township segments.
  • Strong understanding of digital lead management, CRM systems, and luxury customer experience.
  • Proven track record of achieving high-value sales targets.
Minimum Qualification: 12-15 years of real estate sales experience with strong exposure to luxury townships or large premium residential developments., Minimum 5 years in a senior leadership role handling multi-location sales teams.
Minimum Job Experience: MBA in Sales/Marketing preferred.

Travel: Travelling Required
