4. To conduct the inspection of the property to ensure the terms and conditions of sales are met before closing sales deals.
5. Responsible for creating prospects from various source of information & qualify them along with conversion.
6. Responsible for implementing various sales tools pitching, negotiation, closing by creating emergency, objection handling.
7. Responsible for lead generation from trade expo.
DATA HANDLING:
8. To ensure the availability of stock for sales and demonstrations.
9. Responsible for sharing the project information as per the requirements of the prospect buyer.
10. To ensure all client personal information & conversion should be stored in CRM along with manual enquiry form keeping.
11. Responsible for sharing necessary flow of information as per convenient of clients.
12. Responsible for executing the booking formalities & sharing the information with clients.
CUSTOMER RELATIONSHIP:
13. Responsible for maintaining the records of conversation details with the prospect buyers and follow-up on the exact scheduled date.
14. To demonstrates the company's property portfolio and assists prospect buyer in selecting the right property to suit their needs.
15. Responsible for set up meetings with prospect buyer within time line.
16. To schedule the site visit of the prospect buyer and co-ordination with the site executive accordingly.
17. Responsible for building & maintain relationship with customers after bookings.
18. Responsible for taking the customer feedback, revisit time-line & any other enquiry for customer satisfaction.
COMPETITORS ANALYSIS:
19. Responsible for micro market analysis, competition analysis and customer behavior.
20. Develop & manage tie ups with broker network for various projects of the company.
TARGET & ACHIEVEMENTS:
21. To ensure 100 % achievement of monthly booking target of entire sales team.
22. Responsible for Y-O-Y growth of sales as per the organization objectives.
DEPARTMENTAL COORDINATION & DEVELOPMENT:
23. Will be leading the project sales team and will be responsible for establishing sales strategy, managing the sales team and their performance to ensure target achievement and revenue generation.
24. Responsible for coordinating with back office for further procedure after booking.
25. Responsible for taking prior approval from HOD for any kind of negotiation, discount before deal closure.
26. Responsible for coordinating with other department (legal, accounts, technical etc.)
27. Responsible for prepare & maintain training schedule for the calendar year.
28. Responsible for imparting 1 Hour training in a week to subordinates & maintains the record for that along with evaluation & feedback.
29. Responsible to take 1 Hour training in a week from GM Sales & Marketing.
CHANNEL PARTNER MANAGEMENT:
30. Ensure effective setup of institutional and corporate channel for wider penetration of real estate sales.
REPORTING:
31. Responsible for delegation of task to juniors, tracking of work & take report on regular basis.
32. Responsible & ensure to prepare & maintain all sales reports & submit to GM Sales & Marketing on regular basis.
33. Be accountable to the own role in whole process, perform all roles with full responsibility and be effective and efficient at workplace.
