- Sales Executive



Key Capabilities Expected from the Candidate



The ideal candidate should:

Possess

excellent verbal and written communication skills

with the ability to build trust and long-term client relationships. Demonstrate strong

sales acumen and negotiation skills

in real estate, construction, or design-led projects. Be

smart, adaptive, and comfortable using AI tools

(CRM systems, lead analytics, automation tools, digital marketing platforms) to enhance sales productivity. Have a good understanding of

real estate development, architectural services, and construction workflows

. Be client-focused, proactive, and capable of managing the end-to-end sales cycle. Be self-motivated, target-driven, and comfortable working in a dynamic, fast-paced environment. Have strong presentation skills to clearly explain design concepts, value propositions, and project benefits.

Qualifications



0-3 years of experience in

real estate sales, construction sales, architectural services, or allied industries

. Experience in residential and commercial real estate projects, preferably in

Pune or similar urban markets

.



1. Sales & Business Development



Identify, generate, and qualify leads for

residential, commercial, and mixed-use real estate projects

. Actively promote Michelngelo's

design-build, architectural, and development solutions

to prospective clients. Build and maintain strong relationships with developers, landowners, investors, channel partners, and end clients. Achieve monthly, quarterly, and annual sales targets through structured follow-ups and conversions.

2. Client Engagement & Communication



Conduct client meetings, presentations, and site visits to understand requirements and propose tailored solutions. Clearly communicate project scope, timelines, design value, and execution capabilities. Coordinate between clients and internal design, technical, and execution teams to ensure seamless communication. Act as a single point of contact for clients throughout the sales and onboarding phase.

3. Proposal, Pricing & Documentation



Assist in preparing

sales proposals, cost estimates, presentations, and agreements

. Support feasibility discussions, pricing strategies, and commercial negotiations. Ensure accurate documentation for proposals, contracts, and client approvals. Track and manage sales pipelines using CRM and AI-enabled tools.

4. Market Intelligence & Strategy



Monitor real estate market trends, competitor activity, pricing benchmarks, and client preferences. Use AI-driven insights and data analytics to improve lead targeting and conversion rates. Provide feedback to leadership on market opportunities, customer expectations, and product positioning.

5. Technology & AI Adoption



Effectively use

CRM systems, AI-based lead scoring, automation tools, and digital sales platforms

. Leverage technology to improve follow-ups, reporting, forecasting, and customer engagement. Stay updated on emerging digital sales tools relevant to real estate and construction industries.
