Position OverviewThe Right of Way (ROW) Executive is responsible for acquiring and managing land rights and access permissions required for the development of high voltage transmission line projects. This role involves direct interaction with landowners, local communities, government authorities, legal advisors, and internal project teams. The ROW Executive ensures smooth and timely land acquisition, stakeholder coordination, and regulatory compliance to support successful project execution.Key Responsibilities1. Land Acquisition & NegotiationIdentify and negotiate with landowners for acquisition, easements, or access rights.Conduct field surveys and coordinate with survey teams for finalizing transmission line routes.Build and maintain strong relationships with landowners, community leaders, and local stakeholders.2. Documentation & CompliancePrepare, execute, and maintain legal documents such as MoUs, consent letters, and compensation agreements.Ensure complete documentation of all transactions and regulatory submissions.Collaborate with legal teams and government offices to verify land titles and resolve disputes.3. Government Liaison & PermittingLiaise with local, state, and central authorities to secure necessary clearances and permits.Manage processes related to statutory requirements including environmental and forest land approvals.Engage with officials such as DM, SDM, Tehsildars, Circle Officers, and Panchayat representatives.Coordinate with local police authorities to ensure protection and support during field activities.4. Stakeholder ManagementAddress grievances of affected parties and facilitate amicable resolutions.Organize awareness programs, consultations, and public hearings.Ensure timely communication with stakeholders and escalate issues to management as needed.5. Project CoordinationAlign land acquisition timelines with overall project schedules in coordination with engineering and construction teams.Identify potential ROW-related risks and propose mitigation strategies.Track ROW progress and report regularly to senior management.RequirementsQualifications and SkillsEducationBachelor's degree in Law, Business Administration, Land Management, Civil Engineering, or a related field.Equivalent diploma in transmission line project management is acceptable.(Desirable) Masters degree or certification in Land Acquisition / Project Management.Experience38 years of experience in land acquisition or ROW management, ideally in power transmission or infrastructure projects.Experience in handling large-scale transmission line projects (220kV and above) is highly preferred.SkillsStrong negotiation, interpersonal, and communication skills.Proficiency in local language(s) reading, writing, and speaking.Sound knowledge of land laws, regulatory norms, and local administrative processes.Competence in MS Office, GIS tools, and basic project management software.Ability to work under pressure and resolve conflicts effectively.Willingness to travel extensively and work in rural or remote areas.Key AttributesHigh integrity and ethical conduct.Strong decision-making and problem-solving skills.Proactive, self-motivated, and result-oriented mindset.Team player with the ability to collaborate across departments.Working ConditionsFrequent travel to field sites, landowner locations, and government offices.Fieldwork in diverse geographic, environmental, and socio-political conditions.Flexible working hours based on project needs.Open to relocation to other project sites as per managements requirements.Benefits
