Key ResponsibilitiesMaintenance Operations
Plan and execute
preventive and breakdown maintenance
for residential buildings
Oversee electrical, plumbing, HVAC, civil, firefighting, STP/WTP, elevators, and DG systems
Ensure timely resolution of maintenance complaints and emergencies
Vendor & Team Management
Manage in-house technicians and external vendors
Finalize AMCs for lifts, DG, firefighting, HVAC, security systems, etc.
Monitor vendor performance and service quality
Property & Asset Management
Maintain asset registers, maintenance logs, and service records
Ensure proper upkeep of common areas, amenities, and equipment
Conduct regular site inspections and audits
Budget & Cost Control
Prepare and manage maintenance budgets
Control costs and optimize operational expenses
Approve maintenance-related purchase requests and invoices
Safety & Compliance
Ensure compliance with safety norms, fire NOC, lift inspections, and statutory regulations
Conduct safety drills and risk assessments
Ensure adherence to society bylaws and local authority requirements
Resident Coordination
Address resident maintenance issues and escalations
Communicate maintenance schedules and shutdowns
Maintain high levels of resident satisfaction
Required Skills & Qualifications
Diploma / Degree in Electrical, Mechanical, Civil Engineering, or Facility Management
5-10 years
of experience in residential property maintenance
Strong knowledge of building systems and MEP services
Experience handling residential societies or large housing projects
Good leadership, coordination, and problem-solving skills
Proficiency in MS Excel, maintenance software, or CMMS tools
Preferred Skills
Experience with
high-rise residential projects
Knowledge of local statutory and compliance requirements
Budgeting and vendor negotiation skills
Exposure to ISO or safety standards is a plus
