Will be responsible for managing all aspects of the facility management service delivery system.
To ensure that Facility Management staff provides timely reports to the management and adhere to agreed SLA & KPI.
To ensure that PM and vendor staffs track the completion of the scheduled work.
To ensure accuracy of the data, analyse the Facility Management costing and highlight the same to the management accordingly.
Accountable for PM services deliverables for his/her managed portfolio (branches or offices)
Ensure effective completion of all Service connect calls within SLA
Assist in managing operating expenses.
To ensure proper deductions and penalties are reviewed periodically & action taken accordingly.
To ensure vendor management & vendor performance management is done on monthly basis.
To ensure monthly invoicing is done on time as per agreed timelines by taking signoff from authorized signatories
Accomplish Key Performance Indicators.
Assist in managing end user's expectation.
Undertake comprehensive procurement procedure for facilities maintenance services.
Manage and supervise day to day operations at campus location for direct reporters
Weekly walk around to access the facility condition
Oversee the compilation and deliver the required management reports of all functions & performance on time and in the prescribed formats.
Planning the PM budget for the financial year
Ensure accuracy in cost sheets as submitted to office and checking the cost sheet upon receipt of the invoice.
Suggest appropriate cost control measures by analysing alternates, conducting audits and inviting quotations from various vendors for the services / works.
Planning and delivering CRM strategies across the company encouraging customer retention and customer loyalty in all company's projects
Manage day-to-day operations while dealing with various clients.
Investigate customer's problems and find solutions
Assisting clients with the property after-sales and development.
Manage hand over and fit-out process of projects.
Being involved in staff recruitment and appraisals.
Leading or supervising a team of customer service staff.
Building and maintaining profitable relationships with key customers.
Overseeing the relationship with customers handled by your team.
Resolving customer complaints quickly and efficiently.
Keeping customers updated on the latest products in order to increase sales.
Meeting with managers in the organization to plan strategically.
STATUTORY REQUIREMENT
Ensure to have strict compliance with local and national statutory rules & regulations and ensure that all the relevant statutory returns pertaining to all the areas of operations are submitted to the concerned statutory authorities.
Work closely with the vendors to ensure all the service providers adhere to statutory norms always.
CLIENT RELATIONSHIP MANAGEMENT
Manage action requests and escalations if any by clients for property related issues.
Monitor action requests and escalations if any by clients across client locations.
Engage clients on a periodic basis for feedback/concerns and updates.
Ensure that you adhere to the policies of the client and understand rules and regulations

Develop and establish procedures and policies to execute contractual requirements
Develop and implement a strategic management plan for performance enhancement.
