Job Title: Regional Business Manager - Property AcquisitionJob Location : Powai , MumbaiJob Type : Full TimeQualification : MBA degree in Real Estate, Business Administration, or a related field. Salary : 30 - 35 LPAExperience : 8-10 Years of experience in property acquisition, real estate development, QSR, or retail site selection, with at least 5 years in a mid to senior leadership role.Job Responsibilities / Key Responsibilities:1. Strategic Planning & Execution:- Develop and execute property acquisition strategies aligned with the company's growth objectives. - Identify emerging markets and opportunities for expansion through strategic site selection. - Lead the assessment of potential locations for FC (darkstore), Pup's (Pick Up Point) , focusing on factors such as customer demographics and competition. - Work closely with the leadership team to align property acquisition goals with corporate vision.2. Property Sourcing & Negotiation: - Manage and drive the entire property acquisition process from initial site identification to final contract execution. - Negotiate lease agreements and property purchases to secure terms for the company. - Establish and maintain relationships with landlords, developers, and brokers to facilitate the acquisition of prime retail locations.3) Market Research & Analysis: - Lead comprehensive market research to identify trends, competitors, and consumer behavior. - Utilize data and analytics to assess potential markets, ensuring the acquisition strategy aligns with customer demand and the brand's growth potential. - Stay up-to-date of industry changes, new technologies, and innovations in the industry of retail e commerce real estate that could impact the business.4) Team Leadership & Collaboration: - Build, lead, and mentor a team, providing guidance on acquisition strategies and negotiations. - Collaborate with internal teams (operations, marketing, finance, legal etc.) to ensure seamless FC, PUP's development and the successful launch of the same. - Coordinate with legal and finance departments to ensure the property acquisition process is aligned with company policies and financial objectives.5) Stakeholder Management: - Serve as the primary point of contact for internal and external stakeholders on property acquisition matters. - Communicate acquisition strategies, progress, and challenges to the leadership team, ensuring alignment with overall business goals. - Cultivate and maintain positive relationships with key industry players, including brokers, property owners, local authorities, and developers.Candidate Must have: - Minimum of 8-10 years of relevant property acquisition experience - Proven experience in successfully negotiating and securing good properties on a national scale. - Strong understanding of the retail industry and market dynamics.- Excellent negotiation, communication, and interpersonal skills.- Strong analytical abilities with a deep understanding of financial, budgeting, and market research- Ability to think strategically and make data-driven decisions.- Handled Industrial property/warehouse property sizes between 8,000 -12,000 sq. ft.- Should be Mumbai based - This is Individual Contributor role (ref:updazz.com)
