What this job involves:



Staying at the forefront of operational excellence

You'll be the main visionary and strategist for our regional plans. As such, you'll must understand the clients' business needs inside and out. You'll also be the go-to person for the overall operations--including standard procedures, system reports and relevant technologies.



Putting clients first--always

Client satisfaction is second nature to us, that's why you'll make sure that we build and maintain good working relationships with our stakeholders. You'll be the single point of contact for our regional service delivery. As such, you must develop deep understanding of the clients' key business drivers influencing their decision making process and how such decisions relate to their requirements for our services. You'll also see to it that our clients' outsourcing needs and our own objectives for the account are perfectly in sync. Apart from these, you'll also be at the forefront of account operations, taking charge of all the resources--including technology, manpower and standard operating procedures--needed to run the operations smoothly and seamlessly.



Becoming a trustworthy authority

Do you have what it takes to be a governance champion? If so, you are perfect for this role! Particularly, you must ensure all parties uphold their duties stated in the contract. You're also the one managing the governance process for the account. As such, you'll rally the team toward achieving the agreed key performance indicators, service levels and other compliance measures. How to roll out change control process effectively is also another challenge you need to take on.



Devising win-win solutions for all parties

You'll be a steward to our clients, looking after their financial interests by developing property budgets and forecasts based on their finance calendar. You'll play a pivotal role in helping our clients achieve their financial goals--be they revenue, expenses, debtor or growth targets. As you tend to our clients' best interests, so should you represent ours by being on the lookout for opportunities to cross-sell our other services. Collecting fees from clients and tracking outstanding payments also fall on your shoulders.

Apart from the technical aspects of the role, you'll also create a culture of collaboration, positive learning and teamwork. You'll identify your team's strengths and improvement areas, leading them to excellence through coaching, feedback and recognition. You'll be the heart of the team, resolving conflicts among members and ensuring that respect for individual differences always prevails. Most important, you'll lay the groundwork for the future, ensuring we have the next generation ready to move up (or across) and fill roles at the company.



Handling Facility Infra Operations.

Handling operation and maintenance of DGs 1500 KVA, UPS systems from 10 KVA to 400 KVA, PACs up to 20 tonnage, CACs, UCS, FM200 Systems, VESDA systems, SMPS systems up to 5000 amperes, VRLA battery banks up to 1530 AH, MLTPs up to 4000 amperes, VCBs up to 1250 amperes, RTCC panes, OLTC panels.

EB & DG Power arrangement available across the sites, to ensure that those are always up & made available. EB power when available at HT should be made available 100%.

70% stock of the site storage capacity to be always maintained. (HSD stock data to be at site).

Incident, RCA format shared, to be followed as per the timelines.

First Information to all right stake holders - 5 to 10 min

Incident report - within 24 Hrs.

RCA within 3 working days from the date & time of incident and (excluding Sat & Sun).

Asset list of UPS to be prepared, monthly uptime/UPS to be cross verified and validated.

ON time PM - as per 52week PPM schedule- through AMC Vendor.

Hourly UPS readings to be recorded.

UPS room cleanliness/Pest control / Temperature control.

UPS Neutral to Earthing parameter checking Quarterly.

Ensuring close coordination with OEM/AMC vendor on defined / agreed Vendor SLA.

Daily HT/LT, Transformer check list to be filled, yearly maintenance of transformer and LT panel to be planned & carried out.

A check to be carried out daily.

Coordination with OEM/AMC for timely services and Checks - B, C & D.

Ensuring close coordination with OEM/AMC vendor on defined / agreed Vendor SLA.

ON time PM - as per 52-week PPM schedule- through AMC Vendor.

Ensuring close coordination with OEM/AMC vendor on defined / agreed Vendor SLA.

18 check list- TR, LT panel, DG setups, pumps Jockey, Sprinkler, Hydrant, Diesel engine, pump room, Fire alarm, Fire extinguishers, Smoke detectors(weekly), Daily running parameters - DG, HSD, HT, LT, UPS, room temp, air compressor, dock leveler.

Check list/register to be maintained for - EB readings, once in 24 hrs., DG& UPS Hourly, Daily utility report for EB, DG to be carried out in existing format by 10 AM every day, data accuracy should be 99.95%.

Inventory stock for electrical/plumbing to be maintained across the profiler locations, Inventory register to be maintained, showing stock in, issuance & balance.

Work permits to be implemented and records to be maintained at site.

Energy consumption by each facility to be recorded daily.

Energy record to be compared against industry benchmarks and historical consumption.

Identify cost saving initiatives with no, low and high capex.

Implement initiatives in consultation with team.

Maintain a master equipment list and track equipment ageing to identify the ones to be replaced.

Liaison with vendor for asset replacement as per TC's requirements.

Maintain an inventory of PPE tools as per the requirements of Office health and Safety compliance and TC's MMS requirement.

Create an SOP during the on-boarding period for all the activities related to asset management.

Sites have assets tracker, any addition/deletion of assets during the month to be recorded n record to be maintained at site for future reference.

Asset's reconciliation - new assets added, transferred, scrapped to be cross checked n record to be maintained at site.

MMR report to be prepared n shared by 25th of every month.

All financial MIS reports should have data accuracy of 99.95%, any gap would be treated nonadherence with SLA.

You have at least eight to ten years' experience in facilities account management under your belt. Likewise, you are a pro at handling complex account structures and client sensitivities. You are also an ace on the technical and financial know-how of running a service delivery team.

Does problem solving come naturally to you? In this role, you will need to come up with strategies in applying holistic approaches and long-term solutions for complex problems. You'll also need excellent organisational skills to prioritise work and meet tight deadlines.
