Job Description

We are seeking an experienced and dynamic

Property Sales Manager

to lead and oversee end-to-end real estate development projects. The ideal candidate will be responsible for driving the planning, execution, and successful delivery of residential, commercial, or mixed-use developments.

Key Responsibilities:

1. Project Planning & Feasibility:

Conduct market research and analyze site potential. Prepare detailed feasibility studies including cost estimates, revenue projections, and risk analysis. Develop project concepts and business cases for approval.

2. Land Acquisition & Legal Coordination:

Identify, evaluate, and negotiate land acquisitions. Ensure due diligence on legal titles, zoning regulations, and environmental considerations. Coordinate with legal advisors for compliance and documentation.

3. Design & Consultant Management:

Collaborate with architects, urban planners, and engineers to finalize project designs. Ensure compliance with regulatory codes and development guidelines. Review and approve architectural and structural drawings.

4. Budgeting & Financial Oversight:

Prepare and manage project budgets, cash flows, and financial reports. Track expenses and ensure adherence to approved budgets. Liaise with finance teams, banks, and investors for project funding.

5. Construction Management:

Work closely with project execution teams, contractors, and vendors. Monitor construction progress, quality control, and site safety. Ensure timely delivery of each project milestone.

6. Government Liaison & Approvals:

Obtain all necessary statutory approvals (building permits, fire NOC, environmental clearances, etc.). Maintain effective communication with government bodies and municipal authorities.

7. Sales & Marketing Support:

Coordinate with the sales and marketing team for project launches and branding strategies. Provide technical support for client queries and site presentations.

8. Reporting & Stakeholder Management:

Provide regular updates to senior management, investors, and partners. Prepare status reports, risk logs, and contingency plans.

Pay: ?100,000.00 - ?150,000.00 per month
