Job Title: Business Development & Operations Manager



Location:

Chhatrapati Sambhajinagar (Aurangabad), Maharashtra

Reports To:

Directors & Top Management (Sole Selling Agency)

Role Summary:


You will be the vital link between strategic vision and on-ground execution. This role requires a "hunter" mindset to drive business development through networking and lead management, combined with an "operator" mindset to manage site functionality and premium customer experiences for both commercial and residential portfolios.

Key Responsibilities:



1. Business Development & Strategic Networking



Lead Generation:

Proactively identify and nurture high-potential leads through strategic networking, corporate tie-ups, and digital channels.

Stakeholder Engagement:

Act as the primary bridge between Promoters, the Sole Selling Agency, and customers to ensure alignment on project goals.

Market Intelligence:

Conduct regular research on local market trends and competitor activity in Chhatrapati Sambhajinagar to refine sales pitches and pricing strategies.

Strategic Partnerships:

Forge relationships with channel partners, influencers, and corporate entities to expand the reach of various residential and commercial projects.

2. Operational Excellence & Site Management



On-Site Functionality:

Oversee the daily operations of project sites, ensuring sales galleries, experience centres, and sample units are maintained to a premium standard.

Salesforce Performance:

Manage the on-ground sales force, tracking daily productivity, KPIs, and pipeline hygiene through CRM tools.

Process Optimization:

Develop and implement Standard Operating Procedures (SOPs) for site visits, customer onboarding, and documentation.

Liaison & Reporting:

Provide real-time operational updates and data-driven reports to top management regarding project health and sales velocity.

3. Customer Experience & Retention



Premium Journey:

Design and manage a high-touch customer journey from the first site visit to post-sales follow-up.

Issue Resolution:

Act as the final point of escalation for complex customer queries or operational bottlenecks, ensuring professional and swift resolutions.

Required Qualifications & Skills



Experience:

5+ years in Real Estate (Real Estate Sales or Operations), with a proven track record in the Chhatrapati Sambhajinagar market.

Education:

Bachelor's degree in Business, Marketing, or a related field (MBA preferred).

Technical Savvy:

Proficiency in

Salesforce CRM

or similar lead management platforms and MS Office.

Soft Skills:

High-energy leadership, exceptional negotiation skills, and the ability to operate under pressure in a results-oriented environment.

Local Knowledge:

Deep understanding of the local geography and real estate regulations in Chhatrapati Sambhajinagar.

Success Metrics (KPIs)



Conversion Rate:

Meeting or exceeding monthly and quarterly sales targets.

Operational Health:

Site maintenance scores and adherence to operational budgets.

Customer Satisfaction:

High NPS (Net Promoter Score) and positive customer feedback on the site experience.

Pay: ?600,000.00 - ?1,800,000.00 per year
