This Position reports to: Real Estate Manager
Your role and responsibilities
In this role, you will have the opportunity to establish and implement real estate strategy. Each day you will provide solutions for various aspects of building engineering starting from due diligence of land to realization of approved investments in the most appropriate manner to leverage business aspirations.

This role is contributing to the Motion business at Bangalore, India.
You will be mainly accountable for:
1. Project planning and execution - Identifies and defines scope of potential projects, conducts risk assessments and cost estimates and prepares project timeline estimates. Manages all projects based on the Group Real Estate gate model.
2. Land acquisition and leasing - Identifies suitable space, explores lease versus purchase options, reviews lease contracts and obtains titles. Conducts due diligence and evaluates all aspects of potential or proposed sites relative to the defined project needs.
3. Design - Reviews and manages design process from plant layout to final detailed architectural and engineering plans. Reviews drawings for adherence to ABB's requirements and recommended economics consistent with these requirements, budget constraints and sound construction practices.
4. Bid process - Manages the bid process to ensure that all necessary information relating to the tenders is properly organized. Manages the response to the pre-bid questions from bidders. Evaluates bids, provides recommendations regarding the tenders and provides a negotiations strategy.
5. Construction management - Manages appointed contractors and monitors performance to ensure schedule compliance. Ensures that the contractors deliver the contracted scope and quality of goods and services within the required time and budgets. Administers and monitors the budget throughout the project.
6. Deploy - Establishes procedures and manages the testing and commissioning of all services. Provides training programs and ensures that end-user gets all required documentation. Solicits contractors' final invoices, checks and certifies them and closes-out the project financially.
7. Safety - Zero harm, ensures that all project activities led by Real Estate are undertaken with all necessary safety control measures to mitigate and eliminate hazards/risks.
