Job Description


Job Profile : Real Estate Builder Developer MEP Engineer shall be operating from our Rohinjan Site OR from a work location as is directed by Management from time to time ; reporting to and working under the authority and direction of Company Management. The incumbent would perform role for planning and execution in the field of Mechanical, Electrical, and Plumbing (MEP) works and services ; by following developed policies, standards, inspection procedures and evaluation tools for MEP concerns along with preparing, reviewing drawings, specifications and cost estimates for the Mechanical, Electrical and Plumbing Works and Services including HVAC, Electrical Power And Lighting, Fire and Safety, Water, Facilities, Maintenance, Energy Management, Engineering by means of Meticulous Supervision and Co-ordination of site execution for MEP services to ensure timely execution of works and services at site within stipulated time, cost and quality. Must be capable of leading team/s, ensure technical feasibility, resource availability and allocation, handling given tasks independently and taking appropriate advised actions in accordance with instructions delivered by VP and Company Management.   • PG or Degree/Diploma in Mechanical or Electrical Engineering with extensive skills on Plans, Prints, Specifications and Schematics associated
  • Knowledge with Work experience of at least 8 years of administration and management of MEP Works/Services/Construction/Coordination at multiple locations and assignments of Real Estate Industry from a reputed Builder Developer side including residential and commercial with or without amenities
  • Good understanding of all systems of Mechanical, Electrical/Electronic, Civil, Plumbing with in-depth understanding of Building Codes, Mechanical Codes, Electrical Codes and Plumbing Codes in Construction
  • Analytical thinking, attention to detail and strong leadership in dealing with MEP Works and Services whether of Company or Contractors or Contracts or Subcontractors or Subcontracts
  • Flexibility to work in extended / stretched work hours, and without any constraints of hours or days (be willing to work on Sundays and Weekly Offs or Public Holidays as per Companys demands)
Mandatory Skills :
  • Sound knowledge of construction and civil engineering practices, thorough understanding of materials used/methodologies followed in construction of Commercial and High Rise Residential Spaces
  • Rich experience in Construction/Operation/Maintenance in Real Estate Industry with Builder Developer on multiple projects/sites ensuring No Compromise with Safety and Quality at all times
  • Cross functional knowledge based on different branches of engineering viz. Architectural, Structural, Civil, MEP, EPC etc. with latest trends and practices
  • Strategizing for Scheduling, Execution, Monitoring, Total Time Management and Time and cost control/reduction opportunities for the projects
  • Value Addition Value Engineering expertise for adopting best possible strategies
  • Strong at planning of Men, Material, Machines and Methodologies with alternative action plans
  • IT Savvy with knowledge of MS Office, AutoCAD, ERP software, Data Analytics, Electronic Data Management, Document Control, New Technology, Invention to increase/drive efficiency
  • Demonstrated Training and Development skills with excellence in Problem Solving, ability in resolving project process related Technical/Non-technical issues, identifying lacunas and create solutions - both internally and externally
  • Good communication, written, oral and interpersonal skills
Roles and Responsibilities :
  • Prepare specified and cost estimated plans and details (from Ground breaking through Commissioning, Installation, commissioning to hand over and turnover to Company Management) of various systems such as Mechanical, Electrical/Electronic, Facilities, Plumbing, Heating, Ventilating, Air Conditioning, Fire, Safety, Emergency, Maintenance, Water Bodies/Water Supplies-Pumping Stations-Purification/Water Escape/Storm-Flood-Drainage Water, STP, all piping, Electrical Stations/Sub-stations, Escalators, Elevators, AHU, Chiller Plants, BMS, DG Sets, Transformers, UPS, CCTV, PA Systems, Parking management, Access Control, Fire Alarms-Sprinklers-Hydrants and any other system/s directed to act upon or manage ; resolve all conflicts prior to start of installations, and maintain them at all times in operational and serviceable state
  • Take overall responsibility for the performance of all MEP ; Review as well as Work Out plans and specifications according to the projects plan and manage to oversee the work of Sub-Ordinate Staff, Consultants, Contractors/Sub-contractors and any other staff all over Projects Sites
  • Provide technical advice and solutions to subordinate staff as well as contracting service provider/s regarding installation and maintenance of MEP System and any other systems related to MEP
  • Identify, Analyse and Monitor Civil, Mechanical, Electrical and Plumbing Systems and their engineering problems ; and formulate and offer solutions at multiple projects sites
  • Advise VP/Management of any technical aspects of the MEP services that may affect or could be affected during construction progress e.g. quality or snag
  • Continually review BOQs, Contractors construction schedule during the progress of the site works regarding MEP services, and communicate progress and submit report to the VP/Management regularly
  • In conjunction with Projects personnel, ensure that filing/logging of the MEP documentation is undertaken in line with project handbook and continuously monitor the same; Check Contractors Operation and Maintenance manuals too
  • Advise on all issues regarding LEED (Leadership in Energy and Environmental Design) and ensure that appropriate information, execution and documentation is provided to proper authorities to obtain LEED standard required on the project ensuring ZERO CARBON FOOT PRINTS
  • Take part in risk workshops and report any risks associated with MEP installations or general projects to Management
  • Undertake site observation/inspection of the MEP works/services to review Company\xe2\x80\x99s, Contractor\xe2\x80\x99s and Sub-contractor\xe2\x80\x99s
[a] work and installation statements and actual methods, [b] estimate, scope, contract documents, making suggestions/modifications related to MEP [c] drawings with Structural as well as other Engineers to ensure compliance to design drawings intent and technical standpoint, [d] adherence to \xe2\x80\x98Approved Drawings and specification\xe2\x80\x99, \xe2\x80\x98Good Working Practices\xe2\x80\x99 and \xe2\x80\x98Construction Schedule\xe2\x80\x99, \xe2\x80\x98Zero Pollution\xe2\x80\x99 and report to Management within specified period with appropriate comments/solutions, records and reports of any breaches
  • Where required, prepare draft of site\xe2\x80\x99s/engineer\xe2\x80\x99s instructions and technical clarifications to the tendered design to suit specific on-site construction and coordination issues, and submit the same to Management for seeking approval
  • Monitor and Promote - highest standards of Health and Safety on the site; If deemed fit necessary, immediately report the issue to Management to issue orders/instructions to stop the construction works if unsafe practices are seen being followed
  • Be available to undertake off-site inspections of proposed equipment and materials as may be deemed necessary by Management
  • Witness on-site piped system pressure test, air conditioning duct leakage testing, and other testing that may be required during the entire projects works, and offer advice to VP/Management accordingly
  • Maintain an ongoing list of MEP services defects for Management\xe2\x80\x99s information and further remedial action - either from Company\xe2\x80\x99s side or from the Contractor\xe2\x80\x99s/Sub-contractor\xe2\x80\x99s side
  • Provide advice to and keep updated Management regarding any MEP services related to variable costs that a Contractor/Sub-contractor may claim during the works
  • Attend all project\xe2\x80\x99s/site\xe2\x80\x99s progress meetings and any MEP works/services related technical/administrative meetings called upon/convened/directed by Management; Maintain records of Agenda and Minutes
  • Developing and Managing a high performing MEP team that strives for Quality, Health, Safety, Cost and Schedule ; and exhibit improvements at every opportunity with all delivery partners, by challenging and seeking to improve the project deliverables
  • Assist Maintenance/Scheduling department with developing detailed Critical Path Method (CPM) schedules for all MEP installation activities, projects logistics and temporary facility plans - including cost and resource loading
  • Review and Seek VP\xe2\x80\x99s/Management\xe2\x80\x99s Approval for material and equipment for MEP systems prior to installation
  • Any other duties and responsibilities as given by VP/Management , Head Of Department , Reporting Authority from time to time
