1. Experience & Domain Expertise
The candidate must have
3+ years of specialized experience
in:
Industrial leasing: warehouses, electronic/mobile manufacturing units, and BTS facilities
Logistics parks and 3PL requirements
Institutional real estate mandates: schools, colleges, hospitals, R&D centres, multinational corporations, e-commerce, and data centres
Proven experience handling large industrial leases (
50,000 - 500,000+ sq. ft.
)
Expertise in technical evaluation of industrial/cold shell spaces
Strong understanding of rental benchmarking, CAM structures, and BTS (Built-to-Suit) deal negotiations
Experience structuring long-term institutional leases (
9-15 years
)
Familiarity with key industrial parameters, including:
Clear height and floor load capacity
Docking ratio & loading bays
Power load, fire & safety compliance
Zoning, conversion charges, statutory norms, and utility requirements
B. Market Intelligence & Regulatory Knowledge
Strong understanding of:
Electronic manufacturing, R&D centres, training centres
Logistics and warehousing demand drivers in NCR
Industrial policies, regulatory norms, and approval/NOC processes
Institutional setups such as universities, international schools, clubs, and banquets
Ability to generate high-quality market intelligence reports and insights for clients
3. Personal Traits & Professional Qualities
High credibility and professionalism in handling institutional clients
Analytical thinker with strong problem-solving capabilities
Excellent communication and technical presentation skills
Target-driven, disciplined, and strong at pipeline management and follow-ups
