Spartek Group is a fast-growing construction and fit-out organisation delivering commercial, residential and hospitality projects. This role is based at our Gudapakkam (ECR), Chennai facility and is central to ensuring accurate costing, commercial control and profitable project delivery.
Role Summary
The Quantity Surveyor will manage project costing from initial take-offs to final accounts. You will prepare BOQs, estimates, price tenders, negotiate packages, evaluate variations and control project budgets while coordinating closely with design, sales and site teams.
Objectives of the Role
Prepare accurate cost estimates, BOQs and tender documents.
Negotiate with suppliers/subcontractors to secure best pricing and commercial terms.
Manage and monitor project budgets, forecasts and cost deviations.
Maintain complete commercial documentation and cost records.
Provide procurement advice, risk assessment and cost-saving/value-engineering recommendations.
Key Responsibilities
Perform quantity take-offs from architectural, civil and RCP drawings.
Prepare BOQs by analysing drawings, specifications and sales team requirement sheets.
Identify technical or commercial gaps between BOQ, drawings and contract conditions, and resolve them.
Participate in pre-tender meetings with clients, architects and project managers.
Raise relevant pre-bid queries based on the tender received.
Prepare initial quotes and contracts for the sales team.
Coordinate with the design team for drawing clarifications and service details.
Monitor, track and control costs throughout the project lifecycle.
Identify variations, prepare interim valuations and manage claims.
Prepare final bills, final account statements and close-out documentation.
Conduct feasibility studies, value engineering and commercial analysis to optimise cost and margins.
Collaborate with internal teams and stakeholders to ensure cost-efficient and value-driven project outcomes.
Required Skills & Qualifications
Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management or related field.
Minimum 5 years of experience in quantity surveying or cost consulting (fit-out, commercial, residential, hotel or retail projects preferred).
Strong knowledge of construction practices, regulations, contract administration and standard industry norms.
Proficiency in cost estimation, rate analysis and cost management techniques.
Familiarity with NBC guidelines, ASHRAE standards for HVAC, LEED principles and service-related codes.
Experience using AutoCAD to validate quantities from drawings.
Ability to manage multiple projects and deliver within timelines.
Strong negotiation, analytical and problem-solving skills.
Proficiency in MS Excel and estimation-related tools.
Preferred Skills (Good to Have)
Professional certifications such as RICS, IQSSL or equivalent.
Experience across commercial, residential and hospitality projects.
Working knowledge of BIM, Revit or digital quantity take-off tools.
Understanding of health & safety and environmental standards.
Strong project management, documentation and time-management abilities.
High attention to detail and commitment to quality output.
