Position Overview We are seeking an experienced Quantity Surveyor and Contracts Manager to join our project delivery team. This role combines commercial management expertise with contract administration to ensure successful project outcomes from inception through completion. The successful candidate will manage all commercial aspects of construction projects while overseeing contract compliance and risk management.

Key Responsibilities

Commercial Management Prepare accurate cost estimates, budgets, and feasibility studies during pre-construction phases. Conduct detailed quantity take-offs and measurements using both traditional methods and digital tools. Manage project costs throughout all phases, providing regular cost reports and variance analysis to stakeholders. Negotiate with suppliers, subcontractors, and vendors to secure competitive pricing while maintaining quality standards. Assess and value variations, change orders, and additional works, ensuring proper documentation and approval processes.

Contract Administration Draft, review, and negotiate construction contracts, ensuring terms align with project objectives and organizational standards. Monitor contract performance and compliance, identifying potential issues before they impact project delivery. Manage the claims process, including assessment, negotiation, and resolution of disputes. Coordinate with legal teams on complex contractual matters and ensure all parties understand their obligations and rights.

Project Financial Control Establish and maintain comprehensive cost control systems and procedures. Prepare monthly cost reports, cash flow forecasts, and budget reconciliations. Monitor project profitability and provide recommendations for cost optimization. Manage the payment certification process, including interim payments and final accounts. Coordinate with project managers to ensure commercial considerations are integrated into project planning and execution.

Risk Management Identify, assess, and mitigate commercial and contractual risks throughout the project lifecycle. Develop risk registers and implement appropriate risk response strategies. Ensure adequate insurance coverage and manage insurance-related claims when necessary. Maintain awareness of market conditions, regulatory changes, and industry trends that may impact project costs or contract terms.

Required Qualifications Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or related field. Professional certification (RICS, CIQS, or equivalent) preferred. Minimum 5-7 years of experience in quantity surveying and contract management within the construction industry. Proven track record managing projects valued at $10M+ with demonstrated success in cost control and contract administration.

Technical Skills Proficiency in cost management software (CostX, Buildsoft, or similar platforms). Advanced knowledge of construction contracts (FIDIC, NEC, JCT, or local standard forms). Strong understanding of construction methods, materials, and current market pricing. Experience with Building Information Modeling (BIM) and digital measurement tools. Excellent analytical and mathematical skills with attention to detail.

Professional Competencies Strong negotiation and communication skills with ability to work effectively with diverse stakeholders including clients, contractors, consultants, and regulatory authorities. Excellent written and verbal communication skills for preparing reports, correspondence, and presentations. Problem-solving abilities with capacity to work under pressure and meet tight deadlines. Commercial acumen with understanding of business principles and project economics.

Additional Requirements Willingness to travel to project sites as required. Valid driver's license and reliable transportation. Ability to work independently while maintaining strong team collaboration. Commitment to continuous professional development and staying current with industry best practices and regulatory changes.
