The Purchase Manager is responsible for planning, sourcing, negotiating, and procuring construction materials, equipment, and services required for real estate projects. The role ensures timely availability of quality materials at the most competitive prices while maintaining vendor relationships and adherence to company procurement policies.
Key Responsibilities:
Develop and implement procurement strategies aligned with project timelines and budgets.
Identify, evaluate, and onboard reliable vendors and suppliers for construction materials, civil, electrical, plumbing, interior, and facility items.
Negotiate prices, terms, and contracts to achieve cost savings without compromising quality.
Issue purchase orders and track delivery schedules to ensure materials reach project sites on time.
Coordinate with Project, Engineering, and Finance teams for material requirements and budget approvals.
Maintain records of purchases, pricing, and supplier performance for audit and analysis.
Ensure compliance with company policies and statutory requirements during procurement.
Review and approve vendor invoices after material verification and GRN (Goods Receipt Note) approval.
Conduct regular market analysis to stay updated on price trends, new materials, and vendor capabilities.
Manage inventory levels and minimize excess or obsolete stock at project sites.
Handle dispute resolution related to quality, quantity, or delivery delays with suppliers.
Key Skills & Competencies:
Strong negotiation and analytical skills
Excellent communication and vendor management ability
In-depth knowledge of construction materials and market trends
Understanding of taxation, invoicing, and purchase documentation
Attention to detail and cost consciousness
Qualifications & Experience:
Bachelor's degree in Commerce / Civil Engineering
10 yrs-15 years of experience in procurement within the
real estate or construction industry
Proven experience in vendor development, tendering, and cost control
