is responsible for overseeing the procurement of construction materials, vendor management, cost control, and timely supply of resources for ongoing and upcoming real estate projects. The role ensures that all purchases are made cost-effectively, align with project timelines, and meet the company's quality and compliance standards.
Key Responsibilities:
1. Procurement Planning & Strategy
Develop and execute procurement strategies for construction materials, MEP items, finishing materials, and services.
Prepare purchase budgets and schedules aligned with project requirements and timelines.
Identify cost-saving opportunities through vendor negotiations, alternative sourcing, and bulk procurement.
2. Vendor Development & Management
Identify, evaluate, and empanel reliable suppliers and contractors.
Negotiate terms, pricing, and delivery schedules with vendors to ensure optimal value.
Maintain strong vendor relationships to ensure consistent supply and quality.
Conduct periodic vendor performance reviews and audits.
3. Purchase Operations & Documentation
Raise and approve Purchase Orders (POs) as per project requisitions.
Coordinate with project, engineering, and stores teams for timely material delivery.
Ensure proper documentation of quotations, purchase approvals, and contracts.
Monitor inventory levels and minimize excess or obsolete stock.
4. Cost Control & Budget Management
Track procurement costs against project budgets and identify variances.
Analyze price trends and material cost fluctuations in the construction market.
Maintain transparent procurement records to support audits and management reviews.
5. Compliance & Coordination
Ensure adherence to company procurement policies, statutory regulations, and quality standards.
Collaborate with finance for vendor payments and reconciliation.
Work closely with project heads, architects, and site engineers to align material supply with site needs.
Required Qualifications & Experience:
Education:
B.E. / B.Tech (Civil / Mechanical) or Graduate with MBA in Supply Chain / Materials Management.
Experience:
8-15 years of experience in procurement, purchasing, or supply chain management in the
real estate or construction
industry.
Industry Preference:
Real Estate Developers, Infrastructure Companies, EPC Firms, or Construction Contractors.
Key Skills & Competencies:
Strong negotiation, analytical, and vendor management skills.
Knowledge of construction materials, specifications, and market rates.
Familiarity with ERP / SAP / procurement software.
Excellent communication and coordination skills.
Strategic thinking and cost-conscious decision-making ability.
