The Purchase Executive plays a vital role in the efficient operation of the procurement department within a real estate organization. This role involves the acquisition of goods, materials, and services necessary for the company's projects, ensuring cost-effective procurement while maintaining quality and compliance with company policies and industry regulations.
Key Responsibilities:
I] Vendor Management:
Identify and evaluate potential suppliers and vendors.
Negotiate favourable terms and agreements with suppliers.
Maintain and cultivate strong relationships with existing suppliers.
Monitor vendor performance and address any issues or discrepancies.
II] Procurement:
Source and purchase materials, equipment, and services required for construction and development projects.
Conduct market research to identify cost-effective suppliers and products.
Place purchase orders and ensure timely delivery of materials to meet project timelines.
Manage and optimize inventory levels to minimize waste and reduce carrying costs.
III] Cost Management:
Analyse and compare supplier pricing and terms to ensure competitive advantage.
Implement cost-saving strategies without compromising quality.
Identify opportunities for volume discounts and cost reductions.
IV] Quality Assurance:
Ensure that all purchased materials and services meet quality standards and specifications.
Collaborate with project managers and engineers to define quality requirements.
Address any quality issues or discrepancies with suppliers promptly.
V] Compliance:
Ensure compliance with company procurement policies and procedures.
Stay updated on relevant laws and regulations related to procurement.
Maintain accurate records of all procurement activities.
VI] Reporting:
Prepare regular reports on procurement activities, including cost analysis, vendor performance, and inventory management.
Provide insights and recommendations for process improvements.
VII] Communication:
Collaborate with various departments, such as project management, finance, and operations, to ensure alignment on procurement needs.
Communicate effectively with suppliers and internal stakeholders.
Requirements:
Any Graduation or Bachelor's degree in Business, Supply Chain Management, or a related field.
Proven experience in procurement or purchasing, preferably in the real estate or construction industry.
Strong negotiation and vendor management skills.
Knowledge of procurement regulations and best practices.
Excellent communication and interpersonal skills.
Proficiency in using procurement software and Microsoft Office Suite.
Analytical and problem-solving abilities.
Detail-oriented and organized.
