Role Objective:

To oversee the day-to-day physical and administrative operations of the residential property, ensuring it remains in peak condition, stays within budget, and provides a seamless living experience for tenants.

Department:- Operations

Location:- Navi Mumbai

Reporting to:- Operations Head

Timing:- 10:30am to 6:30pm, Monday to Saturday

Key Responsibilities:



1. Maintenance & Asset Management



Preventative Maintenance:

Schedule and oversee regular servicing of critical building systems (elevators, water pumps, fire safety equipment, and electrical panels).

Site Inspections:

Conduct weekly walkthroughs to identify repair needs before they become emergencies.

2. Vendor & Contractor Management



Sourcing & Vetting:

Identify and hire reliable vendors for plumbing, electrical, carpentry, cleaning services, security and other required for upkeep of the assets

Vendor Negotiation:

Manage negotiations and ensure all third-party contractors deliver high-quality work on time.

Work Completion:

Ensure completion of work by hired vendors, while maintaining all the KPIs

Supervision:

Oversee on-site work by contractors to ensure it meets building standards and safety codes.

4. Tenant & Rental Operations



Move-in/Move-out Coordination:

Handle the physical handover of units, including pre-occupancy inspections and security deposit assessments.

Issue Resolution:

Act as the primary point of contact for tenant complaints regarding repairs or building facilities.

Compliance:

Ensure all tenants adhere to building bylaws and safety regulations.

5. Financial & Administrative Oversight



Budgeting:

Manage the "Repair & Maintenance" budget, ensuring cost-effective procurement of materials and services.

Record Keeping:

Maintain detailed logs of repairs, warranties for equipment, and utility bills.

Reporting:

Provide monthly operational reports to the Developer/Owner regarding building health and expenses.

Skills & Qualifications



Experience:

3-5 years in property management, hospitality operations, or facility management.

Technical Knowledge:

A basic understanding of building MEP (Mechanical, Electrical, and Plumbing) systems is essential.

Communication:

Strong negotiation skills to handle tough vendors and empathetic communication to handle resident complaints.

Problem-Solving:

The ability to react quickly to "middle of the night" emergencies like pipe bursts or power failures.

Pay: ₹25,000.00 - ₹28,000.00 per month
